The location of hotel is a bit far of the city centre, but it is a nice walk....long. the hotel it self I would rank it as a 3, it is far from being outstanding but has a good price/quality ratio therefore I must say that is a far deal. the staff was really nice, as usual in Scotland.

Very good for a short stay ,a lovely breakfast nice friendly staff ,would say value for money.Not a lot in the way of shops but on the main bus route so very easy to get into the City centre .With quite a lot of buses going yo different destinations.

Getting here was a little more complicated than planned as our sat nav tried to take us down a narrow alley towards the back gardens, so look out for that (Google maps found it fine)! Cleanliness of my room was ok, except for the mood in the bathroom and broken tiles. The sink was actually in the room. Shower came out as a dribble at best and was for the main part cold. Breakfast menu indicated Scottish breakfast but nothing Scottish on it

Victorian manor house with winding staircase to heaven--garret rooms with dormer windows and window seats--and delicious full British hot and cold breakfast... All on a budget 😏 Also has two ground floor rooms for those who prefer not to glide up 23-45 steps on the staircase. We will definitely stay here again!

I reserved my room eight months ahead and paid full price but was placed in a third floor walk up that was essentially a converted attic. Tiny and inadequate - nothing like the regular rooms. This was a return visit to Allison House during the Ed Fringe .Although the hotel has changed ownership we were not disappointed. It is a good value ,comfortable base ,close to the city centre ( regular buses late into the evening) only 10/15 mins or a 20/25 minute walk to the main Fringe locations. We had 3 nights at the Allison House Hotel booked at the last minute for the Edinburgh Festival. We were very happy with it. The staff were friendly and helpful, the room small but comfortable and the location handy for the city centre. It is about a twenty to twenty five minute walk, but buses go by all the time... More

Stayed in Room 9. Although clean & functional it was dated with a poorly working en-suite shower. We were also unable to close the room window which kept my wife awake with the noise from a busy street. Breakfast was average, nothing on offer that wowed me. We had room 8 which had a glorious view over Arthur's Seat. The beds were comfortable and everything we needed was supplied. The breakfasts were excellent with a large choice of cereals and cooked breakfasts plus juices and beverages.
