I stayed in a modern refurbished room last week which was one of the nicest hotel rooms I've stayed in. This week - absolutely awful! The room is incredibly old fashioned and the en suite bathroom dirty. Stayed 2 nights and housekeeping consisted of throwing duvet back into position - not tucked in. We booked a double room for one night on a Thursday. got room 405 on the last floor. Very nicely refurbished room and large clean shower. Unfortunately,The cleaning ladies are very loud in the morning. The reception is also newly refurbished and very modern!

We had two rooms on the fourth floor. A bit cumbersome getting luggage up there but the staff was very willing to help do the heavy lifting up the last flight of stairs (elevator only extends to third floor). There were 2 people on reception when we arrived. One just cleared off and left us to wait for the other receptionist. Right opposite Waverley Station, this hotel provides good value compared to other hotels in central Edinburgh (including the better known budget chains). The hotel is in a fantastic central location for touring Edinburgh and surrounding areas. Its close to Waverley Bridge buses and trains as well as a 5 minute walk from the royal mile. Its just a basic 3* hotel. The only advantage is the location of the hotel, its on the beautiful princes street. Nice hotel. Conveniently situated across from Waverley station.The reception area along with the dining room and the bar/lounge were modernised to a high degree. Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley.
