We were warmly welcomed by the reception staff and allowed to leave our suitcase in reception until our check in time. The room was fab, clean, well appointed, bathroom was chic and toiletries of good quality. So far, so good. We stayed here at the beginning and end of our highland holiday. The hotel is being renovated but most of the bedrooms are completed and they are excellent with all modern facilities. Hotel has a fantastic location though it is not easy to spot as you stand outside; the name is right the way up at the top of the building. My wife and i walked in here for lunch and it was delicious. We had razor clam salad and cauliflower korma for starters, followed by seabass and lamb rump. They were well cooked and beautifully presented. Would highly recommend. The atmosphere is very casual, seevice is very friendly

Hotel opposite the train station on Princes street..so easy to find and handy for train station...Could do with a better sign though...only saw the sign for 20 Restaurant..sign is very high up. I stayed here for two nights with my wife and found the experience from start to finish to be excllent. Welcoming, warm and friendly reception staff to comfortable and sophisticated rooms and large bathrooms. Amazing rooms with lovely large bathroom and large shower. Bed was just huge and extremely comfortable, large enough we could have slept across the way. Lots of bathroom accessories available. Good supply of tea coffee and biscuits with the added extra of a fridge in the room. Bar was lovely however staff at 1am were not very friendly telling us... More

Mum and I loved our stay . We arrived early and Fiona at reception was wonderful , so helpful . Fantastic ambassador for the Hotel . Room was perfect , bed huge and comfortable . A small hotel but great location in the heart of Edinburgh. Wonderful restaurant with very friendly staff. A great atmosphere in the hotel everyone wants to help you. Refurbished rooms have good space,light and very well equipped . Very on trend and great location. A little find in Edinburgh!

Staying here now - in large room, recently renovated and with fantastic view of Princes St. Tea and coffee facilities, shortbread and bottles of water... Aveda toiletries. Very pleased! It's the height of tourist season in Edinburgh and this is unbelievable value for money compared with London.

Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley.
