We found ourselves in a very spacious en-suite room with typical Georgian high ceilings, giving a very airy feel and the room was spotlessly clean, The hosts were very friendly and helpful and made us feel extremely welcome. A good range of breakfast options were available, including a great full Scottish breakfast. Although there is no parking on site, there...

At Peter we spent four days. It's very kind and attentive host. His house and the rooms are comfortably furnished and kept clean. Immediately after our arrival we received a map of Edinburgh, information about parking and bus transportation (bus stop outside the house). Peter thank you very much for the care you gave us.

Lovely Guest House just on the outskirts of the city. Clean and traditional character, flex service. Stayed 4 nights, because we got tickets for the brilliant Edinburgh Military Tattoo on Saturday night. Fine breakfast. Located on 3 well serviced bus routes. Botanic Garden nearby, pub and restaurants in the neighborhood.

Just got back from a 3 night stay at Ashlyn guest house. Lovely Victorian house, spotlessly clean . Brilliant breakfast and lovely hosts, nothing too much trouble. Excellent transport by bus to city centre and very frequent. Would stay here again in a heartbeat.

We stayed here on the May bank holiday weekend when visiting Edinburgh to attend a wedding, and this place impressed us both, a well-kept house inside and out. The standard and size of the room was impressive and the cleanliness was impeccable (we had to complement the proprietor on the cleanliness when checking out). A comfortable stay and the breakfast...

Lovely Guest House just on the outskirts of Edinburgh. Located on a well serviced bus route. Bus tickets are £1.60 for any journey in the borough or £4.00 for a day ticket (great value). Great breakfast, nice quiet and clean room. Flexible owners. The Guest House is located close to the Botanical Gardens.

Just back from a very pleasant weekend break in Edinburgh where we stayed in one of the best city b&bs that we have ever used. Beautiful old house on Inverleith Row, so very handy for Botanics and buses into town. We were in Room 5 which is a very large family room and faces onto the rear garden so very...

Stayed in room 5, a lovely well appointed large room overlooking the gardens at the back of the property. Quiet and comfortable, containing a washbasin in the room, with access to a private bathroom 5 steps down the corridor. Bathroom was reasonably sized with a larger than average shower. The breakfast provided was of extremely high quality, and the menu...

Me and my partner absolutely loved staying here, we apologise for such a late review (only just got the hang of this) but after staying in what seemed to be 5* we can honestly say we thoroughly enjoyed our stay at the Ashlyn. So convenient for getting to and from the centre and our hosts were so kind and helped...
