Kirstie and Ava made us feel right at home at this beautiful and beautifully situated B&B. The breakfasts were among the best we had in Scotland -- and the kitchen was opened up to us as though we were family. I was able to finish off some work that I carried with me from the States at the kitchen table... More

After our daughter's positive experience staying here, we did as well, and were not disappointed. Had a lovely, large room and enjoyed delicious, convivial breakfasts with our hostess, Kirsty. Lovely neighborhood near several excellent restaurants and within walking distance--though not super close-- of major sites around Princes Street, etc. We had to park our car in another neighborhood, with very... Myself and my daughter stayed here recently as my daughter had an interview for Edinburgh University. I have stayed in Edinburgh a few times before in really nice B&B's and this one was lovely. I love the 'home from home' feel when I am away and don't really like the sterile, soul-less feeling that comes with a hotel. 22 Royal... More

My wife, nephew and I recently spent three nights at 22 Royal Circus, and enjoyed our stay tremendously. It is a beautiful property in a great location, but what made the stay special was the friendly warm welcome provided by Ava, Kirsty's daughter. We were very much made to feel at home.

As a couple who is most interested in experiencing places as locals, we very much enjoyed our stay there. Located on a charming little street in the center of Stockbridge (definitely the best neighbourhood in Edinburgh), our room was cozy and the shower was great (never ending hot water and towel warmer). Kirsty is a kind and warm host, always... More

I agree with one reviewer that the basement room is not worth the cost. The bathroom is not really en suite being across the hall. The room was noisy both from the adjacent kitchen and the street. The wifi was not adequate.

Although the esteemed Kirsty was away when we stayed for 3 nights last week, Isabella was an ideal and warmly welcoming hostess. We would echo all that others have said - and the photos, books and Mia the 'vocal' labrador all reminded us that we were sharing a lovely home.

We booked this b&b in a Regency/Georgian townhouse after seeing a positive review on Sawday's site. Our room was on the ground floor facing the rear garden (which was a floor below due to the sloping ground. The bed was large and very comfortable, and the separate bathroom had a modern and effective shower. At the front on our level... More

Kirsty was a fantastic host; the B&B is in a great location only ten minutes' walk from the city center, while still being on a very quiet residential street; a beautiful home; delicious and substantial breakfast; very comfortable room (with an unusually comfortable mattress and bed linens). Definitely recommended.

Our visit to Edinburgh was very much enhanced by this excellent bed and breakfast. The room was bright, clean, sunny and very comfortable. It is located in a beautiful New Town stone house and is quite centrally located. it is a short walk to great shops, cafes, restaurants and parks. Our hostess Kirsty was thoroughly gracious, charming and a very... More

Staying in New Town

Neighborhood Profile
New Town
Suits and shopping bags rule the streets of New Town, until after dark when strappy dresses come out to play. This is the city’s central business district with its smaller offices, clothes boutiques, and many of the city’s flashiest restaurants and ritziest clubs. The architecture along roads like George Street helps give it a swank and formal feel: it’s a planned Georgian development of regal townhouses, geometric squares, and self-important statues. But it’s also a very wanderable neighborhood, with a healthy bustle at almost any time of day and fine people-watching in places like St Andrew's Square which fills with picnickers around lunch. You’ll also find a series of cheerful basement bistros on Hanover Street, while dark Rose Street has something of the feel of an undiscovered back alley and is chock-full of characterful pubs and small independent shops.
