Being situated in the begining (end) of princess street adds a prevelage to the location. Also having access to the train station from under the bridge is definitely a plus. The hotel itself is modern clean and well thought out, however the staff definately have had a charm bipass !! A very comfortable city centre hotel. Quality furnished and maintained room. Air conditioned but if you require fresh air from open widows just ask and they will unlock your windows. We stayed in this hotel as part of a tour group. We were greeted on arrival and handed our keys without needing to give a credit card. Loved the location of this hotel, staff helpful and friendly. Rooms were clean and well appointed, definitely would stay here again. Came with a tour and extended our stay two additional days beyond. Very comfortable place to stay.

This is not what I would consider a Luxury hotel. It was very expensive during the August Fringe Festival and not good value for money. Thought the bath was fairly spacious and modern by UK standards, the shower floor grout was mildewed, showing signs of long-term poor housekeeping. Lying where grandiose New Town townhouses give way to malls and utilitarian housing, Broughton and Calton have long been transitional neighborhoods with a mixed identity. It’s here that Edinburgh’s gay village found a home in the 1980s. But gay culture is anything but overt along bustling epicenter Broughton Street; even if polished pubs, hip bistros, smart delis and art galleries all speak of affluent good taste. The top of Leith Walk is more ragged. This major thoroughfare boasts a famously gritty gay club, as well as a strip of good Indian restaurants. Regal Georgian and Victorian townhouses preside over largely deserted streets in Calton, where only the occasional restaurant or hotel brings much life. Even so, a steady trickle of idlers and picnickers pass by to climb Calton Hill for its wide-open lawns, wonderful city views, and curious monuments – an Athenian-style temple among them.
