Me and my friend booked a twin room for our visit to the Fringe. The garden front garden is well maintained. The room was really poky and badly set out with cluttered decor. Perfect room for my mother and myself sharing. Room 9 has a wall separating the single beds, so whilst a twin room it was almost two rooms with a shared bathroom. Fine room and free continental breakfast. Friendly knowledgeable staff. Only stayed 1 night but couldn't complain about anything. The usual tea/coffee and toiletries were provided and bedding and towels were fresh and clean. Plenty of cupboard/drawer space provided. I would definitely stay there again.

We booked this through Booking.com. There was a no refund with this property. Had this not have been the case we would have walked away. The dining room was nice but our twin room was like something out of the dark ages. The owner was pleasant, he gave us the key and pointed us in the direction of the room.... More

Grim- bathroom had far too much dust and hair in it that didn't belong to us. Wifi and tv didn't work. Nice towels provided, bed comfy enough, 20 minute walk into city centre or loads of buses going that way but the cleanliness of the bathroom over rode everything we remember.

Stayed here in Edinburgh for my honeymoon. Owner seemed nice. Place was clean and quaint and not far from food! It's also fairly quiet given that it's not mid city hub. The bed was a little soft for my taste but that's just because I have poor shoulders and back.
