The establishment is in serious need of refurbishment if charging as it does. It is a VERY Basic room and breakfast. The bathrooms were cleaned to a high standard but the equipment was cracked and old. The beds were cheap and long past their natural life, The bedding and towels were tired and thin. Myself, partner and daughter stayed here for two nights in May '16. Absolutely lovely little place, nice breakfast, and the owner was very accommodating. Perfect as a cheap but comfortable place to stay. Would definitely stay here again.

Friendly, accommodating young girl, who did her best to run everything. The beds were not very comfortable, the shower door leaked due to the seal, the breakfast was nice although the dining room was sweltering as the radiator was full on and couldn't be turned down. We stayed here for our daughters graduation. We paid £196 for B&B for 2 nights 3 adults in a triple room. The prices were sjocking across the area as all hotels and guesthoses know its graduation time and cash in. Positives: friendly helpful host, good TV and WiFi. Beds okay though a bit short if you are over 6'. Affordable. Negatives, no hot water for sink (shower was okay once you figured it out). The building is starting to date but is value for money. All areas were clean. Not sure about the other rooms but the beds in our room need to replaced, they were starting to show their age and were uncomfortable. The host was very friendly. The saving grace was breakfast, it was very good, well worth the extra money.

No hot water for a shower, room was absolutely freezing, plugs did not work correctly, beds not comfortable, curtains were too small for the windows and generally not worth the money!! Would never recommend this to anyone and certainly will not be visiting again!

What a great location. It's simple but nice and feels just like home. Lovely service on arrival and clean cosy rooms. With an amazing view of the harbour. Free Wifi and parking at the rear. Just a quick stroll across the road for dinner and really close to the town cetre

Excellent time had at this guesthouse comfortable super friendly staff would recommend this to anyone looking for accommodation on a budget very good value for money will be booking again if I find the need to stay in Dundee again.
