very friendly and welcoming. room fine, clean. Breakfast although included, was appalling. The Treehouse was so full of trays with leftovers , i had to empty one to use one. Value for money accommodation. Clean. Good location. Safe. Staff were super. Really helpful. Would like to mention - I was late for the buffet breakfast (closes at 10am & my meeting was early morning) - I reached at 10:30am. The staff were having their own breakfast but one of them (a young chap) still got up and served me food.... More

Really liked this accommodation. Student place but very clean and modern. Nice, helpful, friendly staff. Really good breakfast included. In a good location too- within walking distance of a few pubs and restaurants and walking into the city centre takes about 30mins or good bus links. Good value. Last stayed here two years ago whilst volunteering for the World Police Fire Games and really enjoyed my time here. I think Elms is a great place to stay for a big event. The accommodation is the Halls of residence for Queen's university, so is quite basic, but comfortable, everything that you need for somewhere to lay your head and have a shower in the morning. The price is very nice! The people are confused sometimes, but they are also very nice. You should call to ensure you got your reservation right (I needed to call 3 times to get my confirmation email). The bed and the shower are very small. The breakfast is great!

Had a very pleasant three night stay here, the price was right, breakfast was great, room was clean and the towels and linen provided were very clean and fresh. £39.50 including breakfast. Excellent value. Rooms are typical student accommodation. No frills. Don't expect boutique hotel style. Immaculately clean with en suite toilet and shower. Free wifi. It's really good for a budget stay in Belfast. The reception staff were amongst the most helpful, friendly and welcoming I've encountered. Very refreshing. Higher rated hotels could learn from them.

Perfect location, handy for local amenities and city centre. Breakfast superb! Would have liked tea/coffee making facilities in room but appreciate limitations. Room extremely hot as I stayed during abnormally hot weather - would have liked to have been able to open window wider or had access to a fan. Overall excellent value for money!!!!!
