Dreadful place rude staff,dirty rooms and unclean shower don't work terible breakfast no tea bags in room to make tea, they also have a place up the road this is just as bad this is a complete dump avoid this place

Stayed here for 3 nights. We had a fabulous stay and were looked after by the very friendly staff. Rooms are basic but immaculately clean and comfortable. The English breakfast is very filling and was always served piping hot (delicious). The tiny criticism is the curtains need to be updated as they don't fully cover the Windows without being clipped... More

Stayed for a night whilst househunting in Leeds. After a terrible air bnb found this and was wonderful, family run, clean and with everything you could need at a fantastic price. Would definitely recommend!

No faults what's so ever. Friendly, clean and great staff. There's been some horrible reviews of this lovely place of late. Please come and try and be very surprised. Close to campus, but not suitable to renting out rooms. Not only very dirty, but shower not functioning. Central heating system irregular and unforeseeable. Fire alarm in the morning without explanation. Bathroom too small and dirt everywhere. Never ever again

With a few friends, we visit Leeds. We stayed at Avalon Guest House and the staff running the place were friendly and very hospitable in providing our needs. Cold room, had to waiting an hour for heating to come on. No towels on arrival, asked twice but didn't get them until the next morning. Nice breakfast and attentive staff in the lounge area. It is a clean hotel.

Arrived in the hotel, seemed friendly, got shown into our room which asked for a double bed, the bed probably would of been suitable for 1 person certainly not 2.
