We found this place on line but its location was great for our purposes especially opposite the cricket ground. Sue was welcoming and the room although on the small side, was perfect. Sue was very friendly and accommodating and we recommend the breakfast well worth the money, we would stay again. A very clean room, ideal if you are going to Glive theatre, also convenient are pubs and restaurants. It is a very busy road.

Where ever we go we try and stay with an independent rather than a large chain. ..We certainly were not disappointed . Sue made us welcome from booking stage to saying good bye. Pretty twin room, comfy bed and hot shower in the ensuite. Tea and coffee in the room. On quite a busy road so ask for a room to the rear if road noise bothers you. Lovely little Guest House. Very clean and warm. The landlady Sue couldn't have been more welcoming. Comfortable beds, crisp clean sheets. Highly recommended and a good price for this area. Would definitely recommend and use again

I know this is a budget room but when I booked I booked a double room with en suite and a hair dryer would be provided. We arrived and were given a twin room there was no hairdryer and were pointed to where a communal toilet would be found and that was that. She didn't explain we had a key... More

I am so very sorry for the mix up, I can't think who this is as usually if you paid for an en suite you get an ensuite , and are shown to your room so I can't understand why you didn't mention this on arrival , also I would have given you a hairdryer had you mentioned it !!!... More

Very small twin room, couldn't swing a cat in it. Unable to open window so no fresh air, no sockets near to the tea/coffee facilities so you have to do everything at the socket for the bedside lamp. Bedroom furniture shoddy, cheap mattresses, pillows and quilts and no pillow protectors used. Cobwebs everywhere, and our handle on the bedroom door... More

Acacia Villas is walking distance north of the Guildford town centre, and east of the University of Surrey. I had booked to fly from Canada to attend a conference at the university just a few weeks before the event, and was appalled at the high summer rates at hotels in Guildford. Stayed here for a couple of nights in July. The landlady was very helpful and welcoming, and kept our room clean and tidy. Only thing is, I would email/call to confirm your bedding arrangements after you've booked, as I'm sure we booked a double room but it was 2 single beds next to each other. I stayed here for 4 weeks whilst working on a contract in Guildford. My room was at the back of the property away from the main road and en-suite (Room 2). Sue made my stay very pleasant and was very helpful if I needed anything. Is in a good location. Lack of on-site parking is taken care by parking bays... More
