What's not to like? The Rutland is right in the middle of Newmarket, and the very reasonable price included private parking and breakfast. It's an interesting building with winding stairs, odd walkways, a courtyard and several old beamed sections. Single room was a decent size, clean, and it got everything right (things which get on my nerves in most "posher"...

The price was okay for a single room but the place is ready for refurbishment. The breakfast wasn't brilliant and there seems to be a terrible shortage of staff. Nobody seemed to be clearing up the dirty plates of food in the courtyard next to reception and this doesn't create a good first impression. The location in the centre of...

The hotel has a great location in the city center. There are quite a few bars, restaurants around. The room was OK, but internet connection was poor, so we had to work from the bar. They had freshly prepared breakfast, which is good, but that was causing longer waiting times, which is not very convenient in the morning.

Rutland Arms is in a vey central and convenient location in Newmarket. A lovely building with a strong feeling of history. Rooms are comfortable including very comfortable beds. Staff are friendly and helpful. We were in a top floor room and it is lucky that we are fit because there is no lift (but in fairness we were offered help...

Stayed for five days recently and despite complaining about the poor breakfast every day it just got worse. sausages were raw every day and eggs were burnt. Dont know how he managed to burn fried eggs. Afraid to have lunch or dinner after the bad breakfast experience. Staff were friendly and helpful.

The hotel is a lovely old building and full of character, but it is a bit tired in places. Stayed at the hotel as we had been racing for the day. The staff were very helpful and couldn't do enough for you. Had breakfast which I found to be excellent. I would definitely book again when the racing is on.

Lovely old building, clean bedroom and bathroom, friendly reception on arrival then downhill from there. Unexciting breakfast and very poor service with untrained and surely staff, shame, need to blame the management.

Staff pleasant and helpful. Interior of building tired looking and in need of urgent redecorating.Carpets worn and faded as was wallpaper.Bed comfortable and clean. Bathroom shabby and dull. OFF street parking but not easy to park and negotiate getting through.

Receptionist was really helpful on arrival and during my stay. Bed was comfortable but the bath was dirty. The rooms themselves are quite out dated apart from the plug sockets which include a USB charger in them which was a nice surprise.
