As a couple this was perfect, lovely warm welcome. Parking limited, but offered a road permit. Breakfast was delicious,room spotlessly clean. Bed Very comfy, Staff all very friendly and helpful. Alot of stairs to 1st floor, no lift for reference. 15mins downhill walk into town centre, you can walk up steap hill back to hotel or get a bus/taxi. Situated very well otherwise, Lovely little B&B. We would return again.

Great to find a lovely place situated 15 min walk from the centre of Bath which has car park included. Received a very warm welcome and Gill was very informative. Room was beautiful and cleaned to a very high standard. Breakfast was served in a lovely light airy room and and cooked to order using good quality produce. Having stayed in larger hotel chains recently this was by far a superior breakfast. All the staff made us feel very welcome while also being very efficient. We will definatley be looking at dates to return in the Summer.

Positives: Amazing breakfast served by great breakfast staff from 07:30hrs - 09:30hrs. Full English (2 pieces of thick cut bacon, 1 Lincolnshire sausage, beans, eggs (poached, fried, or scrambled), mushrooms, griddled tomatoes, and toast), eggs benedict / benedict royale, cereals, the lot. Mattress on the four poster bed in room 16 was comfortable, both bedroom & bathroom spacious, clean, and tidy. 15 min walk into bath centre (but beware, it’s a long drawn out hill climb on your return with dim lighting and a subway to pass through). Negatives: Arrived early at 14:00hrs to find the car park full, so drove into town to get some lunch and returned at 15:00hrs hoping for a space to be available, but this wasn’t to be the case. During check-in we were given a permit and instructed to park on the public curb side 50-100 yards down the road - so very limited on-site parking available. Upon entering our room (16) everything appeared to be ok, but on further inspection we found the aerial connection on the tv had been ripped out and broken off from the tv. We reported this to the lady on reception the following morning only to be told they were aware of this and it was to be replaced. Surely you would remove a broken electrical appliance, not leave it plugged in and switched on? Both the bedroom & bathroom were very cold, on checking the radiators at various times I found them to be tepid at best, and these were on max? We ended up stumbling across a plug-in oil radiator that was stored away in the wardrobe to make the temperature in the room more comfortable. The heating issue I notice has been raised in previous reviews yet clearly hasn’t been rectified? Our bathroom had a jacuzzi bath, yet when I went to try out this novelty, i found it to be broken? On our last night the fire alarm went off at around 17:00hrs and shortly after we lost the power to all the plug sockets within our room (unsure if other rooms had the same issue)? This problem hadn’t been resolved when we checked out the following morning, which meant we were unable to watch tv, use our tea & coffee making facilities, heat our room, or charge our phones/iPad. Upon checkout, the manager didn’t seem at all concerned by this, all he wanted to do was check photos of screen shots he had taken of reservations, so he knew how much money he was due, and send us on our way. Even when the subject was raised with him about the plug sockets, all he said was that he hoped that it hadn’t upset our stay too much and if we come and stay in the future, to contact him in advance so he can personally make sure our stay is made more special? This clearly shows his ignorance, lack of knowledge, passion and pride in the establishment he’s running, as why would I book another stay when nothing was done to compensate for such a poor service this time round.

Best prices found on own website. We stayed for just one night as we were watching midge ure in town. We were greeted by a friendly lady should have got her name sorry and she showed us around explained all then showed us to are room. Had a great night sleep and breakfast which had a great selection. Serving staff were helpful and friendly. I couldn't believe it was cheeper than than travelodge holiday inn etc as it was 10 times better. Definitely stay again. The only issue was parking but if you can't park on site they will give you a parking permit.
