I have stayed at this hotel twice whilst visiting London. It is VALUE for MONEY! It is not a 5 star hotel, so if you are looking for luxuries it is not for you. It does exactly as it advertises. I have worked in branded hotels and compare hotels that I stay at. Positives: LOCATION: You can see Kings Cross Station from the door step. You can walk to Euston Station in less than 5 minutes. The street feels safe. BREAKFAST: It includes a FREE breakfast, breakfast is basic, it is nice, a variety of drinks and the team making the breakfast are friendly. RECEPTION: I believe was 24 hours, so this is a nice security feature, the door is locked after a certain time, but you have your key. The day and night staff are very polite and helpful. BED: Sheets and towels are laundered externally by an agency, this is important as you know then that they should be clean. I have always found the bed sheets, pillows and towel to be clean. I don't like it when items are laundered in house. FACILITIES: The bathrooms are very small and basic, but they do the job. Tip: Wherever you stay around the world ALWAYS book direct instead of using Exp*dia or B**king you should get the same price if not ASK, it helps independent businesses as they can invest more back in the businesses, instead of funding booking agents. Will I stay here again? Yes.

We stayed here just to have somewhere to sleep before our trip to Belgium. The location is okay but the hotel itself is quite dirty if I am honest. Nobody seemed to care, it was probably because they know being in this location that business will not stop. We had a basement room, there was a smell of gas coming form the bathroom and we had a mouldy towel (photos attached). The breakfast was as actually quite nice, probably the best bit about our stay.

For an overnight stay in Central London, the location is perfect. Less than five minutes walk from Kings Cross station. Some reviews suggest the area is not safe.I felt comfortable walking around this area with no concerns. There was no street noise that disturbed my evening’s sleep. As I booked my stay through the main third party website, I was advised by the receptionist that it is cheaper to book directly with them, if I come back to London. Room was dated, but clean and secure. I had a good night’s sleep. No sign of any of the monster rats or cockroaches that some reviews have suggested. Breakfast was average, but plenty of options nearby for alternatives. Black Sheep Coffee is a good spot for coffee and a bagel. Not a hotel to treat your spouse, but for the price and a budget hotel, it is fine. Would stay again.

Wonderful position in 18th century square. Single room at incredible price £55 Sat Night for central London. Ensuite with tv, tea and coffee point. Best of all - tall regency windows that open, view onto trees in square yet close to Kings Cross.. Good cotton linen and towel. If you eat full English brkft its a huge bonus. But no lift. Helpful reception with maps. Will stay here again.

We stayed for one night midweek. The hotel is a five minute walk from Kings Cross Station. It is situated in a quiet square, which is a lovely location. The hotel is a large house converted into rooms for guests. The room we had was for 3 people and was fine . I have read most of the reviews on here and some are unfair. It’s not the Ritz, but it serves the traveller well. Our room was clean, as were the beds. There was plentiful tea and coffee and the room we had was quiet, although very hot, but the window was opened and it was fine. The breakfast was lovely, everything you would expect. For the price this Hotel was great. The staff were all friendly and had a smile for everyone.i will stay here again as the location is perfect.
