We are a bed and breakfast hotel located in a central location in London. Located on a quiet and peaceful square tucked away from the hustle and bustle of London but within 2 minutes walking distance to Kings Cross St Pancras station. We have a fantastic free wifi connection in all rooms. A Full English buffet breakfast is served every morning. All rooms have tea/coffee making facilities and flat screen tv's with all the freeview channels. We re open 24 hours and have a luggage room for those checking in early or those who want to explore London upon checking out.There is easy access to all of Londons Airports from Kings Cross and all the tourist attractions such as Leicester Square, Picadilly Circus and Covent Garden are all within easy reach from Kings Cross Station.

Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travelers to find restaurants and things to do within walking distance.
Well, this is our second visit to London and, as is well known, cheap hotels in a good location are few and far between.
We had booked a 5-bed room for use by four people as a family.
The room was in the basement with a view of a dingy atrium. OK. It started well.
The bathroom was large, but looked filthy. Mold (picture) on the sink. A radiator with rust spots. Installation walls not completely closed with a view of moldy walls and filthy pipes (picture).
On the first evening, the toilet blocked after the first use. This was fixed almost immediately after we reported it to reception, but we would have preferred not to be there.
The walls and ceilings were showing their age, some of them carelessly painted over with spots.
Not a place for us to stay again.
Two out of five stars for the location, accessibility and the price in relation to others.
The beds were just about usable. The double bed was quite narrow.
Due to a lack of alternatives, we decided to stay for two nights.

I stayed here many times before Covid and it was okay. I stayed again last week and was disappointed because it’s more run down than before. Tv didn’t work, room was dingy and dirty. I tried to stay again a week later and they could not find the key to my room at the front desk. None of the employees that cleaned the rooms had the key either. They gave me another copy. Questionable safety. I went to my room which had a shared washroom and shower. They were both filthy. I left and found another accommodation. There are many hotels within a 200 m walk for a similar price that are much cleaner and safer (e.g., use fobs or touch code instead of hard key for rooms). I would not recommend staying here.

For context I am a budget solo traveller so used to staying in places to just put your head down. Even by these standards I felt this place was poor. Rooms are expectedly small but the bed was really uncomfortable with only 1 small pillow. The building and furniture have a tired look about them. The showerhead was filthy.
Staff were very passive and not particularly welcoming. There is a small TV but the signal was terrible. The Wifi was poor, sometimes I preferred to use data from my phone asit was quicker.
On the plus side the toilet was fine. The location is amazing, a few minutes from Kings Cross. The hotel looks out onto a park and basketball court, there is very little noise outside at night.
If I was back in London then I would probably not revisit here.

Perfect place for a solo sleepover. Bed and bathroom were clean. Slept like a baby. Felt pretty safe. A lot of folk here have no idea what they’d get for like twice as much. Could’ve paid £200 for a travelodge room and you basically get the same thing

Arrived on 13th June asked if it was possible to get in room early we were able to go in on the understanding that it wasn’t cleaned yet wasn’t a good experience it was a boxed bunker room 2 plug socket to fight over someone had taken tv off wall & and put it at the side of the bed & no signal so couldn’t even go on phone😱 ! I just stood their not touching anything ,but I did go and told the owner that we needed another room 10/15 later we were in a room clean bedding window open to the street tv on phone working with the Wi-Fi they gave us , they were really nice helped us with anything we asked ! I thank them for that !! Great location down a street opposite kings cross station, friendly staff , very dated but it was a clean bed

Despite the average/bad reviews, I made this booking and I'm very excited about it! The hotel is not new anymore, but when you have been in London before, you know that the rooms are quite small everywhere and the hotels can not be compared to the big hotel brands for this price. Yes the walls and Windows are very thin, but when you travel a lot, you know that you should always bring earplugs. Inslept very good and the beds and sheets were comfortable. I really liked the hotel. My train arrived already at 10 AM and I went to the hotel to drop off my luggage. Happily for me, the room was already cleaned so they gave me access to it. I was able to refresh myself and go directly into the city without worrying about my luggage. The room was clean, warm enough and had everything I needed for my stay for 1 night. Kings Cross/St Pancras is only a 5 minute walk away. There are plenty of restaurants around. You have everything you need, so I highly recommend it! Staff was very friendly and helpful too. After checkout, I could leave my bags there until I left again. I had a little chat while checking out with Aziz (sorry if I wrote it wrong). Thank you for that!

Having stayed at this venue many times before, was very disappointed on this occasion. Breakfast not included any more (though when I checked on website it stated it was) also breakfast times are on the back of the bedroom door!! Only had one bath towel each (no hand towel or bath mat) and though we got a fresh towel each day, felt we shouldn't have been asking for one. It was suggested that we share one bath towel to dry ourselves and stand on the other one when coming out of shower. Beds extremely uncomfortable. Very poor lighting. Very poor shower. However excellent location for Kings Cross Station. Got plenty of coat hangers. Unfortunately will not be returning to this venue.

1. Don’t ever book this hotel ! No wifi connection even though it stated in the booking is included. We went to the reception counter 3 times in 3 days, nothing changed. Very poor value for money. I was in room 24. It was extremely small with a 3/4 size bed. I am 6ft and I did not fit on it. The pillow was flat and a very noisy fridge meant that I had very little sleep at all. The shower was a small cubicle at the end of the room. This had mould over a lot of the grouting. The fittings were broken and only a small bar of soap was provided in the room to use. The one towel provided was also very small. The toilet room was small with a tap that could not be fitted straight due to shaving to fit in such a small space. As a result the cold tap did not work. In all this was terrible value for money at £70 a night without breakfast. Location is OK, however I know this is not something that the hotel is in control of but currently there is building work going on across the road. Work starts around 7am and a pneumatic drill started at around at 7:30

It looks very small from the outside but has lots of rooms inside! The staff are very helpful and always accommodate my needs (lower floor room so easy with luggage). Even though rooms are small they have all the facilities- private bathroom with shower, double bed, fridge, TV, kettle with tea bags milk etc. I often use the hotel for onward trips to Europe when need to stay over for a night. Very convenient location.

La posizione è bellissima, strategica, tutto vicino specie le stazioni metro per andare ovunque, ma l'hotel non è dei migliori però visto il grado di manutenzione degli inglesi, diciamo che può andare. io avevo la stanza in basso, nel sotterraneo che inizialmente sembrava la peggiore però guardando l'altra di altre amiche al terzo piano senza ascensore e molto più piccola, la nostra era la migliore. oltre che vicino la reception e la sala colazione. Bagni minuscoli proprio. comunque avrai tutto vicino e anche la fermata del bus se arrivi dall'aeroporto. per qualsiasi altra info, disponi pure. Ciao.Angela
