This is a gem with fantastic central London location 5 min walk from Baker Street station. Cosy small hotel with courteous reception staff, and clean rooms. Good value for money with comparable hotels, especially given central London location.

Pros: 1.Location 2.Buffet for breakfast with continental and full English included with drinks and some fruits. Cons: 1.Mould in the room and damp stains on ceiling and pink mould in the kettle 2.Used condom on the floor kindly left by the cleaning staff behind. 3.We were placed in a building across the road which made it very inconvenient to go to the reception and restaurant for breakfast 4.Ignorant staff members (rang reception 5 times with no answer and also emailed the "manager" and still no answer 3 days later) 5.False advertising mini fridge stocked with soft drinks and a water. Lets say the fridge was there. Everything else wasn't included i guess. 6.Brown stains on the carpet in the room. 7. Wallpaper taped together by the buffet room. The concierge asked us on the day before leaving if we want to move rooms, but it was too late as leaving next day. Assuming they all heard about our complaint as on the last day during breakfast, the guy that was never interested in even saluting us, was trying to be nice. Paid 800eur for 4 nights. Horrible

This is my go to hotel in London. It's very central to the Bakerloo Line It's in a safe district and the staff are marvellous very friendly and helpful. I had a difficulty of my own making when my husband decided to join me but Sanjiet the receptionist sorted it out and went to great lengths to give me a good rate and upgrade my single to double despite some challenges. She even gave me a direct mobile number to check in later in the day and reassured me everything would be sorted and it was. Well done. The hotel rooms are immaculately clean and well equipped. I wouldn't hesitate to recommend this hotel.

Having read the previous comments-I totally agree. Not as good as the pictures. Our room was very small and was located in the front of the building. Lots of loud street noise-all night long! There is no lift (elevator) and the staircase is circular with narrow stairs-which is not so great when you are traveling with luggage! Although the room appeared to be clean (at first glance), there were areas that needed attention, such as the window sills. We left without stopping for breakfast, so we cannot comment. Park Avenue Baker Street will not be our first choice when our travels take us back to London.

When we arrived, we were put in a property across the road , it was a small box room , went to make a coffee but kettle didn't work, this was all but £200 a night Went to reception and complained, moved us to ground floor in the main building, a disabled room the shower was about four feet high, went to make a coffee, could not get kettle under the sink tap, back to reception for bottled water All looked a bit tired , outside the street had smelly rubbish everywhere

One of the most beautiful rooms that I have stayed in London. It was a huge room. It was a modern design room. Very spacious. Quiet and comfortable. Very clean and tidy. Customer service was 100%. The staff was so helpful as it was my first time in London. Worth the price. You need to book early otherwise it is mostly fully booked. My husband and I stayed for two nights and it was a fantastic stay. I would definitely recommend. Also its located in Baker Street which is very convenient to attractions and transport. Breakfast was also available.

The double room was small but perfectly adequate. It was super clean and the location is great. Two minutes walk from Regents Park. The beds were comfortable with particularly nice crisp bedlinen and decent pillows.

The hotel is very run down. I had booked two rooms and they said there was two different buildings and if I wanted to be in same building as my friend they had a room in the basement and the man on reception assured me it was a good room. Got to the room no phone in the room, no TV remote, no soft drinks. The toilet seat had a huge crack in it I reported all of this they changed the toilet seat for one that still had a crack. The room was by the generator so had no sleep due to humming on and off all night we didn't even go for the breakfast we paid for. Average two star at that customer service non existent
