We were greeted warmly at reception and given the key to our room on the lower ground floor. To access our room you needed to go across a terrace and into another building and down some very narrow stairs, which could be tricky if you had large luggage or were not able-bodied.
Our room was small, just big enough for a double bed and a small clothes hanging area, and smelt like a house with cats.
It was clean enough and there was a kettle for tea and coffee, and some nice biscuits, but the milk wasn't great.
Anyway for a one night stay it was fine, we were out all evening anyway and away at 6 the following morning to catch the Eurostar. The reception is 24 hours so that's good.
The shower room ceiling was very low but the water was hot and plentiful. The towels were tiny and there wasn't a mat for getting out of the shower onto, so I suspect after a while the water is going to ruin the floor.
The hotel is very close to major train stations so you can hear the rumbling of the tubes and the usual city sounds, so I recommend some earplugs. The bed was comfy, though.
All in all this hotel is fine for a one-night stay, two at a push and served our purpose and at a reasonable price for London.
Very good location for travellers using Eurostar for their next step because just few minutes walking distance.

Generally considered good even though it is quite small size for a family. The bath room shower is the best for us as it is like newly installed with powerful water supply.
However, it is noisy when anyone walking on upper level.



There were various dining options and a supermarket nearby, which added to the convenience. Unfortunately, the room did not have air conditioning and relied on an electric fan for ventilation.
The room had complimentary still and sparkling water, tea, coffee, and biscuits, which was appreciated. The rooms were consistently clean.
It's worth noting that our room was semi below ground, resulting in limited natural light. Despite the small room size and the absence of air conditioning, the hotel's cleanliness and location were redeeming factors.
Yes, the rooms (we had two single rooms, but the double rooms are certainly similar in proportion) are really extremely tiny, but the whole hotel is spotlessly clean and a great starting point for small and large activities. The staff are solidly friendly, the small courtyard is certainly nice in summer and there is even a quirky, extremely funny little bar.




CLEAN HOTEL, which is not at all obvious in countries like England.
To us they changed towels every day, making us always find fresh water, biscuits and tea.
The room the bathroom are quite small but just the thing is compensated by thorough cleaning, and excellent service.
The staff is very kind and helpful, for us the “plus” is to have found at the reception a girl from Rome, very kind, who worked there .. we felt a bit at home!
We are really happy and satisfied, and will definitely consider it if we come back.

When I was researching hotels in London I made the reservation on Booking.com. I made sure to click AC on the filter tab and this hotel came up. It does not have AC in all the rooms but was told of a hotel had at least one room with AC they can advertise as that so I didn’t check to see if all of the rooms did. Sadly my group was there on the hottest days of London so far which was 85 degrees Farenheit and it was miserable sleeping. Each room did have a fan but did not help. In addition some rooms could open their windows due to being having someone able to climb in them potentially. On the last night it was cool and we weren’t as hot sleeping.
The rooms are very small. Most London boutique hotels are but I’m 6’4” and the room was maybe 10’ wide and long. The bathrooms were tiny too but the shower was nice. We had very limited room to move or store luggage in the room and there is no lift. My room was at the very top and we slid out luggage on the side up and down the staircases.
One thing that got me was they had actual keys and we had to return them every time we left. When we returned we just said “room 26, room 43” etc and they handed us our key and it was a different person each time. They didn’t check ID’s or names so I feel anyone could have grabbed a key and said a random number. Surely they had a system but it didn’t seem like it.
A huge positive is that it was right by Kings Cross/St Pancras station and so convenient. If it wasn’t for that it would have received a 2 from me.
I don’t know if I would stay there again in the summer time but it wouldn’t be terrible for fall or winter months.
The people working there were polite and kind .
The room was spotless, and while small, it was perfectly formed! The bathroom was also well designed to fit everything needed into a small space and best of all, no water spilt from the shower?
The staff were efficient and friendly and checking in was speedy.
Great location too.
