An ideal setup for what I needed. It’s no frills, but it was clean, comfortable, and the room I had at the back was lovely and quiet in the night. Location is 5 mins brisk walk to West Hampstead tube, from there....well, most of London is doable in 15-30 mins. West Hampstead is a lovely area too, not too busy and touristy. Would stay again.

We really enjoyed our 2 night stay at this very charming hotel. It has exceeded all our expectations. Room was beautiful & specious ,very comfortable beds, luxury towels, teas and coffee in the room. It was very pleasant being able to sleep with open windows and have zero noise. The owner of the hotel was very helpful and welcoming. I would definitely stay there again and recommend this place.

Martin (owner) was friendly and welcoming. The hotel is in a quiet, residential area. It is a great location with many charming shops, supermarkets, O2 Centre, and restaurants all within walking distance and close proximity to several tube stations and bus stops. The room is cozy, clean and comfortalbe and though the bathroom is quite small, it has everything you need. Great value.

I never even got to the hotel. The day after I had made my booking via booking.com, I was informed of the death of a family member. I therefore relayed this information to Martin at Dawson House and hoped for a refund and cancellation as I was obviously no longer able to attend my trip. This was less than 24 hours after the initial booking.
The refund was refused.
Yes, it was listed as non-refundable on booking.com but you'd think any decent human being could sympathise with this situation and provide a refund especially considering the current cost of living crisis and it being so close to Christmas.
If this is the customer service received via emails, one can only imagine how shocking it must be at the hotel itself.

We stayed in this hotel 3 nights. Despite we had agreed to check in at 2 pm the owner, a young and very kind guy allowed us to put our backpacks as soon as we arrived in London. The hotel is in a nice quiet area is near the metro and the bus stop from where you can reach everything. Excellent evaluation clean and tidy room. If we return it will be our choice

Lovely hotel, room clean and spacious and in a quiet area. Amazing location!! Could not ask for a better location for getting around London. Tube station less than 5 minutes walk will take you anywhere you need to go! Perfect location for Wembley stadium also, one stop on the tube to Wembley Park. The owner is also so friendly and helpful, helped us with directions for where we needed to go. Will definitely be staying here again if we come to London. Thanks for a lovely stay! :)

I had booked a room for this hotel and unfortunately my long-term illness flared up the day before I was due to travel. I tried to call the hotel to rearrange, no answer. I tried to message the hotel, no answer. I eventually got a hold of the manager in the morning (after ringing for about 10minutes) to a barrage of shouting that they ‘can’t run a business like this’ and refused to have any empathy for my condition and took the money anyway. I hope you spend it on customer service lessons!

Thank you to Martin and his sister who were really welcoming and helpful on my one night stay: location was perfect - quiet and leafy street with great transport links, and the room was well-equipped and cosy. Bed was very comfortable with very fresh linen etc. Had a lovely stay at a very reasonable price. Will definitely return.

I recently returned from a trip to London where my elderly mother and I thoroughly enjoyed our stay at the Dawson House Hotel, a lovely renovated Victorian Town House located quite near the Finchley Road Tube Station and right on a bus route, thus featuring easy access to Central London as well as outlying areas. Both my mother and I highly recommend this small hotel not only for its location and cleanliness (both of which are excellent) but as well for the superb breakfast menu choices and, truly noteworthy, the kindness, friendliness and helpfulness of everyone who worked there during our visit. The couple who own the hotel were on holiday at the time, but the family-owned-and-operated spirit was intact as a brother was in charge who took great care to make our stay comfortable.
My 85-year-old mother is disabled with a heart condition and some mornings could not make it to breakfast during the hours it was served. The first time this happened, we received a phone call (there are phones in each room, as well as TV and hair dryer) to ask if we were coming. We explained we would not make it that morning and soon there was a knock on the door. These thoughful people had brought a tray with breakfast, though room service is definitely not part of what they expect to do. Several mornings I went to breakfast when my mother was unable to make it, and always they fixed a tray for me to take to her.
If we needed a taxi, information about the bus that goes right past the hotel, or just advice about getting someplace, superb help was always there.
If you are looking for a quiet neighborhood, away from the bustle of the city yet with everything in the city easily and efficiently accessible, Dawson House Hotel is an excellent choice. Check their web site at (-)dawsonhouse(-) If you're interested in staying there, however, you'll probably need to make reservations in advance as they tend to be sold out quite a lot ahead. I observed some regulars checking in during my visit. I know anytime I may have the chance to return to London, Dawson House is where I'll want to stay.
