This is a small property with about 16 rooms .We were allotted a room in the basement which was small but comfortable.There is no lift in the property as it’s an old building. Where this property scores is it’s more then friendly staff and a great location. The Notting Hill tube station is just yards away , Portobello road is a stones throw and lots of food options and Tesco. Churchill Arms , a must visit pub is ten minutes away . Breakfast is nice both continental and with option of free add ons of eggs and sausages .The elderly lady looking after the morning breakfast was a gem . They also have a bar The Honesty Bar , high has no bartender , and depends on the honesty of the guests. All in all a must return to property.

I stayed here for a few days towards the end of my trip in London. After being in the center of the city, this was a welcome change due to the quiet street it was on and the perfect location in Notting Hill. It is extremely convenient to both the Tube and multiple buses and easily in walking distance to Kensington Gardens and Portobello Road/Market. It was an affordable and cozy place and though not super fancy, exactly what I was looking for. The staff were all very friendly and even helped me with my bags up the stairs. Just be aware, there is no elevator, so if you have issues with stairs, request a room on a lower floor. I stayed in a single room. It was tiny, but cozy and I didn’t need much more than that. It had a TV with basic channels and a very nice bathroom with a spa tub that was a welcome treat after walking all day! I was mostly out and about so I didn’t get to use their dining room or common rooms, but the entire place was clean and straight out of a Victorian book. They have you leave the key at the desk when you go out, but they are staffed 24hrs so you can always still get in and pick the key back up when you arrive. The only small negative I found, and it’s not the hotel’s fault really, was that my room and one other room were behind a fire door off the main corridor that the folks staying next door let slam every time they went through it. Also, the keys are old school turn keys and my neighbors seemed to have issues navigating that. So that created some annoying noise in the hallway a few times. I didn’t hear noise from the room itself though. So overall it’s a cozy, quiet place depending on your neighbors ability to navigate doors! Overall though I had a very nice stay and I would definitely stay here again. It’s a great option for the neighborhood and I felt very comfortable staying there!

My daughter and I arrived at the Abbey Court Hotel, Notting Hill with a 23 kg suitcase and a heavy cabin bag, checked in to be told our room was on the top floor and there was no one to carry our cases up. It took about 20 minutes to get there. The city view description is inaccurate as this window has a white wall only inches outside it covering more than half the window. The window in the bathroom has the same wall covering three quarters of the window. You can see a bit of sky that is all! after about 15 minutes in the room the unpleasant smell began to be obvious. The bathroom was very shabby and there was a cover on the toilet seat usually indicating it should have been cleaned but when removed there was an obvious smell of urine. The bath and overhead shower and curtain were extremely grubby. Throughout the room and bathroom the floorboards were very creaky and we heard creaking from adjacent rooms. I immediately felt claustrophobic being unable to see out of the window and after about 10 minutes the smell became sickening. I asked for another room to be told there wasn’t another twin room. Had to cancel immediately but had to pay more than half of our 2 night booked stay! My advice is to check your room before checking in. Overpriced for a shabby, dated inadequate "hotel"

This is a value hotel - almost bed and breakfast like. The neighborhood is wonderful - close to most everything you want to see. The price is fantastic if you are looking for a value experience (meaning you will get enough for the amount you pay). The rooms are a bit small, but that is fine given everything else. I would stay here over and over, given the pricing on everything else is generally way to high.

I was in London during a long week with the intention of visit art galleries as much as possible & for an event at the Royal Albert Hall. I choose this hotel basically for its location: close to Hyde park & Kensington. The best of the hotel is the Notting Hill tube station, 3 minutes walking & the calmness of the neighborhood. The hotel it self has this touch of old fashion which makes it somehow interesting. My room, cousy & clean.
