This guest house built in 1856 has charm and beauty and is on a gorgeous Kensington street. It's half a block from the Notting Hill tube station with several great breakfast options nearby. That meant a lot to us, since there is no breakfast included as the listing implies. Great care has been taken to keep paint fresh and carpets pristine and we were comfortable in the room for the most part. The bathroom plumbing and lighting fixtures are vintage but work well. The water pressure and heat are impressive. Our room is below street level, but still has a window and plenty of daylight, though the heavy drapery is on a runner that doesn't work very well. The toilet will not flush paper unless it is sitting on the bottom of the bowl, so we either had to leave it there a while or flush 3 or 4 times. The safe in the room didn't have any instructions and was locked open with no way to clear it to set a new code. The woman at the front desk was often not present and when she was, she couldn't answer a single question we had. She said there was no way to know when someone could come look at the safe, so we ended up carrying all of our valuables with us. She was friendly, just not knowledgeable about the area. There are many outlets in the room, but not all worked properly, and there is none in the bathroom, so hair tools were not able to be used near a mirror. There's an electric space heater which was needed after sunset. Overall, we did okay here despite these little imperfections. If you're a seasoned, resourceful traveler who can roll with these things, you'll have an enjoyable stay.

Hello Lynn Thanks so much for leaving this review, we have only just gained access to this trip advisor listing so the content on here will be outdated, we have taken this property over recently and made some changes. The breakfast is not operational at this moment and would not have been included in your booking confirmation, but introducing it again is something we are working on! We have taken on board the comments regards to plumbing, curtains and safes and will do our best to ensure these things are addressed. Thanks again!

I'm not sure of the story, but this hotel is now known as simply "The Abbey" and is listed as such on other travel sites. While the name may have changed, the comfort and service provided by the hotel seems to have remained the same - top notch. The rooms are spacious, clean, well equipped, and charmingly decorated, and the staff are welcoming and helpful. The hotel is also easy to get to with public transit. The Notting Hill Gate tube station is right at the end of the block, about 200 ft from the hotel.

The hotel is in a great location and neighborhood. It is located a couple minutes from the Notting Hill Gate tube station. The second floor room was pleasant with a large window with a view of the street. The staff was helpful and friendly. The mattress on the bed was way too soft and needs to be replaced, which would make for a nicer stay. A reasonably priced hotel and recommend.

I planned a group trip to London with a group of families with elementary school-aged children. I cannot say enough good things about the Abbey. First, in arranging the booking, Kara was extremely patient with my numerous requests and absolutely deserves a shoutout for her help. All of the staff was equally amazing. The location cannot be beat in my opinion, it both a short walk to a major tube line and a 15 minute walk (or thereabouts) to Princess Diana Memorial Park, which is my favorite children's park in the city. The hotel was fair in its pricing and also helped create custom lock-off style suites so that families could share portions of the hotel together. Our group agreed that it was a great find and would be back on their next trip to London. I have stayed at numerous hotels and Airbnbs in London and this is the first time that I would say that.

The Good: - Staff at front desk is friendly and helpful - Location is ideal for transit with the Tube - Street is quiet - Both forced air and radiant heaters were provided
The Bad: - The bathroom was covered in mould - Room was constantly damp and musty smelling - Bath fan was so loud you couldn't converse with someone outside the bathroom - The bathroom tiles were falling off - Bathroom was poorly laid out with no mirror above the sink - Shower had not been cleaned since previous guest, and was covered in hair - We stayed for 10 days and despite asking for our room to be made up roughly every other day, they never changed the sheets - TV remote was missing, and the small TV had WiFi issues and wasn't useful for watching streaming content - We eventually found the remote under the bed (with a broken leg) and found someone's dirty medical bag - The receptacle for the bed lamp was broken and would cause all the lights in the room to flicker when you touched it - You can hear everything in the hallway - The key is essentially a skeleton key and you can see right through the oversized keyhole

Stayed for a couple of nights at this little gem of a hotel. Located in a quiet street just a stones throw from the underground station. We found the staff so friendly and helpful and the accommodation lived up to our expectations, we had a first floor room. King-size bed very comfy, and the best nights sleep we've ever had in London. Our bathroom (room 12) could use a make-over but it was clean and functional, just a little dated. Will definitely use this hotel again.

Great spot in Notting Hill. 50 metres from underground station and from all amenities. Holland Park and Kensington a short walk away for a selection of trendy cafes and eateries. Recently refurbished in an elegant way from a previously run down hotel, the new management have made some notable changes. Staff was extremely helpful and flexible to our needs. Highly recommended.

The hotel were unable to accommodate us in July due to COVID-19 which we understand was completely out of their control. As we are overseas travellers and the hotel could not accommodate us were expecting our deposit to be refunded, but no! Our booking was transferred to 12 months time without any confirmation with us and at this stage we cannot travel and probably will not be travelling to the UK in 12 months. If we cancelled could completely understand but the hotel was closed to visitors during our booked dates we should get a FULL refund.

Not well kept. They serviced the room daily though and the 24/7 front desk is helpful. Great location but the photos hide all the bad parts of the rooms.
Holes in wall, bathroom ceiling unfinished with ripped drywall, excessive staining in bathtub

Exceptional hotel with a special character. Great location, adorable staff and management! 10/10 The Abbey in a distinguished hotel, very well located, just a few minutes’ walk to Notting Hill Gate underground. The staff were amazing and went above and beyond to help make our stay enjoyable! The lobby area is warm and welcoming with a great ambiance. I highly recommend this hotel.

There is a very nice room with a four poster bed that my husband and I enjoyed about a year ago, can't remember the room number, though. Usually I am alone and stay in a single. Have never stayed in the downstairs rooms off the breakfast room, though.
