Lovely host always a welcome. Beautiful room fresh flowers, tea, coffee etc spotlessly clean attention to detail. Close to the city centre. Delicious breakfast, fruit yoghurt, cereals, full English , porridge endless choice. Can eat outside in the good weather. Cosy sitting room available for guests. Parking.

Stayed here for a weekend and what a fabulous place, greeted with coffee and cake when we arrived and there was cake left outside our room every evening when we got back (and a box of chocolates for my partner’s birthday when the lovely owner, Barbara, realised it was his birthday), lovely airey room that overlooked the garden, and the cathedral in the distance, fabulous breakfast every morning, good choice and would highly recommend the yoghurt, parking is onsite and the walk into Lincoln (top of Steep Hill, by the Cathedral / Castle) takes about 15 minutes, will definitely stay here again.

We stayed for 5 nights in early December whilst we explored the city and the surrounding area. The weather was cold so Barbara's homemade cake on our return late afternoon each day was a treat especially as we usually ate it sat in the spacious and comfortable guest lounge with its welcoming fire. We had the spacious double en suite room at the back of the property so it was nice and quiet. Barbara is a good cook so the excellent breakfasts were a great way to start the day. The location is convenient for both the castle and the cathedral and there are several good restaurants within walking distance.

Great location with just a 10-15 minute walk to the old centre. Very friendly owner and a comfortable room with all the things you need - a nice touch is 'real' milk in a fridge on the landing, so you can make a nice cup of tea! Although Barbara did give us tea and cake on arrival! Breakfast was fantastic -top quality and very nicely done all round, including fruit salad and greek yoghourt. Reasonable price too. Will definitely use again.

A great place to stay if you are visiting Lincoln. Barbara is very friendly and the breakfasts are well cooked and substantial. The view across the garden and allotments to the cathedral is unbeatable. Our room was light and airy well furnished and the large bed very comfortable. Cake every evening and a hospitality tray. Good parking and an easy walk to the cathedral quarter.
