Excellent family run hotel. Everywhere was really clean, all staff were very helpful and friendly. Wonderful breakfast. Convenient for tram and bus stops. We had room 18 and although quite a few stairs to get to it it's well worth it for the lovely view. Would definitely stay again :)

Okay, I confess, we didn't actually stay here! However I contacted the hotel to say we couldn't make our trip as my wife had been hospitalised due to kidney failure. I had used booking.com therefore my fee was to be paid anyway. I contacted Adrian at The Rutland with my dilemma and he was extremely helpful, waived our fee and... More

What more can I say that I already haven't said about this great family run hotel. It's like a second home and you are made to feel like a relative instead of a guest. Really lovely place with really nice owners. About 10 minutes from the other side of the tower far enough away from the hustle and bustle of all of Blackpools attractions after a busy day. Gorgeous views as promised. Would definitely stay again. Oh and may I say a massive thank you to the young waitress at breakfast each morning nothing... More

Fab hotel, very welcoming, stayed 3 nights over the bank holiday weekend. Hotel is very clean, room was very spacious for a family of 4... beds made and room cleaned daily, towels changed also if needed. Lovely cooked breakfasts. Owners were very nice, very family friendly hotel would defo book again if visiting Blackpool.

We enjoyed our stay very much. The hotel was spotlessly clean and the the full English breakfast was great. Friendly staff and a homely feel. My family and I liked The location on the seafront and we will book again!

The hotel is a stroll away from the tower and the sea life centre. It is in a quite one way street faraway from the noisy front.We are welcomed on our arrival by the host. Nice and clean room. the rooms look newly refurbished. The breakfast was very good and served with big smiles

Pleasant and compact sea front hotel with extensive views over the bay. Clean and well presented rooms, however, no lift available to access rooms on the upper floors. Very limited parking to the front.
