We got a late booking here, we wanted somewhere with off-road parking. The location is great for the town centre. The room was small but not really a problem as we only slept there. Stayed for two nights ,friendly welcome,easy to find,excellent breakfast,rooms abit small,but very clean,good location to centre of Ambleside ,parking at back of the guest house,wifi excellent ,would book again

Well received. Nice clean rooms. Good complimentry tray. Excellent breakfast. Parking.on site. Would stay again. I little noise from other rooms.Very close to town with a good selection of restaurants.

We spent two night in Rothay House and we would definitely come back. The kindness of the staff, the cleanliness of the room, the variety of choices for breakfast and the perfect location are strenght points of this B&B.

The quality and attention to detail afforded by the owners is to be applauded. The room was, in property parlance, bijou and the en suite "plus bijou" but that didn't matter given the room was simply for sleeping in. We have just spent 3 nights at this lovely B&B.  We initially chose it due to its proximity to the town and the fact it had its own car park! A definite plus in The Lakes! For B&B facilities it's great. Bedrooms small but have everything you need. They are clean & well appointed. The bed was comfortable and everywhere spotlessly clean. Arrived late evening to deer running out of the garden. Rooms are small, but beautifully decorated and you only sleep there it doesn't spoil your stay. Breakfast is plentiful with lots of choice even for vegetarians and it's gorgeous and fresh. Owners are very friendly and helpful I will definitely stay there next time I visit.

Really tiny room. Bed was not great quality. Bathroom was also too small. Breakfast really nice and nice owners. Lovely views from the breakfast room. Good car parking and location. We did not sleep very well at all but we got to have a night away.
