First, the great. Lots of hot water in the shower, location, fresh ironed sheets and breakfast. I wanted to love this b& b...and sometimes it's just bad timing... But I never felt particularly welcome here. Was let into my room...interaction 30 seconds... And that was it,

Our grade 2 listed building is in the centre of Canterbury so yes noise is sometimes heard from outside. Our decor is in keeping with the fact that it is a Georgian House, it might not please everyone but that is why we have pictures of every room on the websites which can be viewed before you make your booking. With regards to breakfast and hot drinks, it is unlimited... which means guests can have as much as they like which is made extremely clear and we have certainly never refused anyone more butter, which, like the coffee, is available in ample supply. Our bacon is purchased from our local butcher and is of very good quality indeed and our French Crepes are a speciality for which we have returning guests for. As in any restaurant or hotel we address any complaints at breakfast straight away if they are made. Our breakfast room is light and clean and beautiful, it being wintertime maybe the garden was not as bright, flowery or leafy as it is in the summer. We, as a young family, live on the premises so being around guests is a part of our life and is never a problem. It would seem that you wanted a more very modern hotel and we do not pretend to be anything other than what we advertise on all of our websites. We are proud to be a lovely, family-run business and the reviews on our own website reflect our high quality of service, cleanliness and facilities.

Excellent venue for city centre. Easy walking access to everything, and the added benefit of free parking which was a real bonus as lots of places charge! Very clean room, with amazing shower! Daughter and I slept very well, and very friendly owners! The only downside was our

We had a very enjoyable stay at The Coach House visiting our daughter who is at uni in Canterbury. The accommodation is a charming Georgian house. We stayed in room 6 which is on the ground floor at the front of the property. The room was spacious and comfortable. I loved

The room was characterful and adequate. Lovely breakfasts. As it is so central got some street noise but didn’t put us off. Was in a great location for exploring Canterbury and for the bus station to explore further afield.

Where is the parking located?
There is parking right outside the front door or a car park less than 100 yards along the road. Also further car parking within the shopping mall about 50 yards away but this is a bit pricey. Hope that helps.

"Just from the ground floor, but you have lots and heavy luggages I would avoid top floor ones too."
"A bit noisy in the front rooms but that is Canterbury for you."
"Single room no. 5 at the back of the house is ensuite. Very quiet."
"Room 3 overlooked the street but there was little noise. Adjacent bathroom which is private."
"most rooms are not en suite so best to check if this is important. However some bathrooms have private floors so they are not communal."
