No.38 The Park is a sumptuous Georgian townhouse a 10 minute walk from Cheltenham town centre and close to the racecourse. It uniquely combines the luxury of a hotel with the independence of a bed and breakfast creating a warm and homely feel. Each of the 13 bespoke bedrooms are individually designed by interior designer Georgie Pearman. Sourcing fabrics and furniture from British producers, you can be sure that each and every detail is a true one-off. Delve into the super king-size beds, with Egyptian Cotton linens by Three Thieving Magpies and mohair throws, perfect for those long lie-ins. All toiletries are chosen by Bramley, made in England using natural botanicals and essential oils. My fiance and I decided to book a last minute trip away to celebrate what would have been our wedding day (but Covid..) and booked into an excellent room at No38. for three nights. The room itself was absolutely beautiful - huge roll top bath, double shower and great little amenities like the Bamford room products, tea and coffee and mini bar. They are super dog friendly so our little puppy was welcomed everywhere and the breakfast is fantastic (either in your room or downstairs) and in the evenings you can have drinks in your room or downstairs in the cozy lounge. They were clearly being Covid compliant with masks worn everywhere in the communal areas unless you were eating by staff and guests and hand sanitisers across the hotel. Definitely a hotel stay to be repeated! The only occasional challenges were that there is not enough room for all cars to park in front of the hotel but they have permits for the surrounding streets should you need one.

No 38 The Park is a beautiful hotel in a lovely part of Cheltenham opposite a gorgeous park which was great for walking our dogs. Our rooms were a bit smaller than we had anticipated based on the photographs on the website however they were spotlessly clean with tastefully decorated with extremely comfortable beds. The bathroom in both rooms was fantastic and very spacious. There was a lovely attention to detail in that dog beds and treats were left out. We had a very enjoyable drink on the terrace before going out for dinner and the breakfast was simply amazing - I would highly recommend the home made pastries and full english breakfast. The only slight downside was one of the rooms was very, very hot. While we were advised of this when we checked in we weren't prepared for how uncomfortable this would make sleeping. Although a fan was provided this was noisy and only circulated the hot air. If visiting again I would request the ground floor room which has windows that open. The staff we met were all excellent and very helpful. Overall would highly recommend a stay at No 38 The Park.

A superb hotel, booked through Mr & Mrs Smith. We stayed in one of the 'excellent' rooms and it was really lovely, a fantastic roll-top bath (that filled up in under 5 mins!!!), a super comfy bed, and a huge shower. Some lovely touches with the fresh tea bags, milk, and snack bar. Lovely atmosphere for breakfast, a great space. The food was good (apart from the eggs which were overcooked most times). Great croissants and coffee! The staff were super friendly and helpful and we will def stay again when we come back to Cheltenham, many thanks!

We stayed here for a staycation mini-moon for 4 nights and had an amazing time. The staff were always happy to help and friendly. The bath was beautiful and very relaxing.

We were in room 14 and I would say that there wasn't a lot of storage and the space was a bit smaller than I expected for the price. The tea and coffee facilities were stored within the wardrobe which further limited space for hanging longer items. For a weekend it would be ample but we had to be a bit creative finding space for clothes for a 5 day stay. But this didn't detract from our amazing stay.

Breakfast was always delicious and had lots of options. We were very pleased we had decided to choose the b&b option! There is a small amount of parking available at the front of the hotel (around 5 spaces) but the hotel were able to take out details and this allowed us to park around the park and there were always spaces here. It is a short 10min walk into town which is ideal but means the hotel was very quiet with little road noise.

I would love to come back here again and would highly recommend it!

After reading some of the reviews on here I was a little worried however our stay was amazing and some things said in the reviews we didn’t experience.

We booked one of the outstanding rooms for a 2 night stay.. we had room number 1 and it was for sure stunning and a real comfortable stay. Bed was so comfy & having the TV right at the bottom was perfect for a chilled few hours watching Netflix in bed.

You could hear some noise from other guests arriving or going down for dinner but only as they walked past the room, some reviews say that it was very noises & luckily we didn’t experience that & had great night sleeps.

The room had everything you needed coffee/tea, water with X2 glass’s, a hairdryer ( Dyson one was a lovely touch! ) and a Dyson fan. Robes hung up in the bathroom with plenty of towels & little touches like shower caps etc.

Toiletries and bath salts provided are from Bramley they smelt amazing & now has me shopping for them products.

Breakfast was delicious with a range of unlimited juices, water, tea & coffee.

Parking directly outside the hotel is very small enough for about 4/5 cars, we managed to get a space for the weekend however on street parking surrounds the hotel and I heard the hotel give you a parking permit.

Location is a 10 min walk to the centre of Cheltenham with so many shops, bars and a huge variety of restaurants.

We had a wedding on the Friday and check in wasn’t until 3pm so we thought we would chance arriving at the hotel to have a quick freshen up in the toilets but we didn’t need to do that! The staff were so accommodating they let us use a room to get dressed in.

I would definitely come back and recommend this hotel it was a wonderful stag & Cheltenham it’s self was really lovely!

We were so looking forward to staying here having viewed the photos and what was on offer. Upon arrival we asked to book dinner for that evening after a nearly a five hour drive only to be told they didn’t currently offer any evening meals blaming Covid. Why hadn’t they informed us in advance so we could have booked somewhere else as it was a Friday evening nothing was available. Also why couldn’t they offer dinner when they could do cooked breakfasts? We therefore having spent a lot of money on a room ended up walking into the town to purchase a KFC to bring back to the room whoopee what a great Friday night. My partner had booked a night away here for my birthday.

The day before my partner got a email to ask at what time we would be arriving, we said 2pm as it was over an hours travel and we heard nothing back. We assumed we could turn up at the time. When we arrived we were told check in is not till 3pm as staff need to clean the rooms, which is understandable but was confused as to why we were asked when we would arrive at the hotel as it didn’t make a difference if we were early.

My partner had made the hotel aware when booking it was my birthday and asked for something special to be done to the room. Nothing had been done which was fine with me but when reading the welcome letter that they had to write your name on, it would’ve been a nice touch to be wished a happy birthday.

The room itself was lovely, very spacious and cosy however, the robes that were in the bathroom had holes in which was a shame and the kits they had in a bathroom i.e sewing kit, shower cap, cotton buds. The sewing kit was just an empty box.

We were told on arrival the kitchen was closed for the evening which was no problem as we were a 10 minute walk away from restaurants.

I ended up having to call reception as they had the music in reception on loud and we could feel the base coming through our room which ended up becoming annoying when it was time to go to sleep, when ringing there was no apology just a simple I’ll turn it down and hung up.

The location and hotel is lovely and the Dyson hair drier and fan is a good touch and the bath was lovely however the points above did let it down.

I would love to say I will be returning but I’m not quite sure it was worth £200 for one night.

We visited for two nights in December. Fires were lit and heating on full blast despite mild weather. It was so hot throughout the hotel, no wonder they charge so much - their heating bills must be enormous. Other guests complained about the heat, we all felt rather fobbed off by indifferent staff. Windows would only open a fraction, heating control on the walls didn’t work, so we ended up turning the radiators off. The hotel is dog friendly (why didn’t I see that in the description? I couldn’t have looked hard enough!) meant that there were two dogs staying on our floor in separate rooms, they were continually barking at each other when we were trying to sleep. Three calls to reception later and one was collected by the owners, the other owners didn’t answer their phone so it continued barking. The receptionist offered to move us to a different floor, but as we were in bed already we didn’t take him up on it. The building is starting to look a bit unloved, peeling external paintwork, collapsing drain grids outside, our room was not fully checked before we checked-in, little details had been overlooked, which was disappointing considering the price we paid. We definitely wouldn’t stay there again and didnt feel that it was good value for money.

We stayed in room 7 (they describe as an excellent room). The room it’s self was gorgeously decorated with roll top bath, rainfall shower and super comfy massive bed. It was clean and very well equipped with even a dyson hair dryer.

We had a room only rate which when booking seemed like it was the only option however at breakfast time things were set out like a buffet but then itemised on a menu with prices. We both had the pancakes which were delicious but it would have been nice to be able to get a glass of OJ from the spread set out.

Only negative is the noise from other guests, the room was very hot so we had to sleep with windows open. Some guests came in very late shouting and laughing which disturbed us.

It would have also been nice to know if the tea and coffee in the room was chargeable. It wasn’t made clear to us on checkin.

All in all would recommend and would visit again.

We stayed at No 38 during Cheltenham festival week we arrived on Sunday and was greeted at the door and made very welcome. we had booked an Excellent room which overlooked the front of the hotel. The room was very nice if a little quirky with a dresser for a wardrobe. The only downside of the room was we couldn't urn the heating off which made the room very warm at night.

Breakfast was great although a little bit chaotic on the second morning of our stay even though their was only four people at breakfast.

Overall we would recommend this hotel to anyone wanting to stay in Cheltenham with a great location and very welcoming

Hi Amy The town centre is about a 10min walk away so nice and close and we are right on the edge of Pitville park which is a lovely walk. There is parking at the front of the building on a first come first served basis and then we have street parking on the road next to us which we can provide a permit for the duration of your stay. We have Bramley & Aqua di Parma products for you to use and Dyson hairdryers in the room. Hope this helps and we hope to see you in the future.
