Although basic, it is a really friendly place, the breakfast is excellent. But the best bit, the staff, Patrick and his colleagues are brilliant, The location is very convenient for all Brighton attractions, and only a 5 minute walk to the centre.

The location of this B&B is excellent, 2 mins from Brighton Pier and close to all the bars and shops. It's a 10 min walk into Brighton town centre and 20 mins walk from Brighton train station. The rooms were smaller than expected, comes with decent beds, flat screen TV, sink, small wardrobe but everything is clean and good for... More

I recently visited The Kelvin guesthouse with a friend on my first weekend away in Brighton. We booked a couple of nights and definitely enjoyed our stay from start to finish. We were greeted by Theresa, the lovely owner of the guesthouse who sorted us out with our rooms as well as our parking (notoriously difficult in Brighton but Theresa... More

The Kelvin is near the sea front and not in easy reach if you have heavy bags and intend to walk (get a taxi) however, if you have backpacks then you can enjoy a stroll down the lanes and beach before reaching the Kelvin. The owner was very accommodating and friendly. The rooms were small, but we were only there... More

Absolutely excellent, warm friendly hotel. Two minutes walk from the pier. Staff are so friendly! Make all the guests feel so welcome, breakfast was absolutely lovely. Could not find any faults with this hotel at all. Lovely, clean everywhere , comfortable, professional and homely atmosphere. Excellent service. Would recommend this hotel to anyone. I booked this b&b as I was working in the area for a few days and needed a place to sleep. When I arrived I received a very warm welcome, the place had a real family atmosphere. My room was very clean and cosy and it had everything to suit my needs. I enjoyed the breakfast which was cooked fresh.

First off all I'd like to start by praising the two young ladies who served us breakfast and serviced our rooms. They were not only polite they were very cheerful and couldn't be more helpful through out our stay. Breakfast was really nice and service was fast. We came down for breakfast at the same time as what seemed every... More

I was overwhelmed with the service and overall experience! The room was beautiful , clean and well stocked with tea, coffee and biscuits. The staff couldn't have been more helpful. The breakfast was big, served hot and with a smile - a great start to my day. Brilliant and central location - will defiantly be returning again ! 5*

Firstly on arrival there was no sign of anyone, you have to call a mobile number and they will be there in a few minutes. I told Patrick I was on yellow lines, I was told by his partner a few days earlier that they would keep an eye out for me (which didn't happen) and when a space becomes... More

Arrived here on a Friday afternoon at 2pm, as this is the check-in time. However, there was nobody to let us in and only a note left on the door saying that the owner had gone out with his number left. We rang & text the owner with no answer. If it wasn't for a guest leaving, we would have... More
