I was just looking for a cheap hotel for the night in Brighton and thought this would be suitable - on the plus side it is in a great location however this is not worth the money. Advertised with parking, only available parking is road side pay and display. We had to park at least half a mile away, luckily it was dry. Breakfast was good. This place is absolutely diabolical . You are better off pitching a tent in the park opposite. It cost us £155 for one night !!!!! I wouldn't complain at £20 as that is all it was worth. There were stains in the toilet and sink. The windows are rotten . Great big chunks of plaster out of the walls .... More

Good location clean very friendly down side to the guest house no wi fi and a really horrible view we stayed in room 9 the window had black mould on the net curtain was dirty the view was a black roof with loads of pigeons and pigeon poop and the pillow s were feathered and flat

Booked this hotel through Booking.com who had given it 7 rating which is very misleading. Very shabby, grubby in places and needs totally renovating. It's like the room has been put together with things found here and there even though they don't match..especially the very small en suite. Has an 80s feel. This was our second stay here. Upon our first visit we had some issues with dodgy electrics and cleanliness. As a result of raising this with the Manager we got 30% off our next stay. ***Note: Calling the hotel to make a reservation is near impossible. You'll get though 1 in every 20 plus attempts. The hotel is in a good location (seafront) and has a welcoming presence. Unfortunately, once inside the condition is not so good. The reception and lounge is locked until 10 AM so if you want information or just relax before going out, you are out of luck.
