Great location, as always good price for what you get, kids eat free with a paying adult, which saves a small fortune with my always starving kid, would say hotel suits family holidays, not for romantic breaks or hen/stag parties, perfect for those with sprogletts as a beautiful park outside the bedroom window, lots of family rooms with plenty of... Unfriendly member of staff The laundry on my bed the duvet had filthy dirty brown stains on it. The family room was superb however the duvet had clearly not been washed. I have a life threatening illness and was frightened of the filth germs lurkin in that room I decided to check out. I was there with two children you... More

Nice and fairly quiet location opposite the park and just outside the centre of Brighton. Rooms are basic but a good size and ideal for an overnight stay. Small carpark for £6 for 24 hours is a bargain, over flow around the back for free. Walking distance to Preston Park train station. Cab was £10 to centre of Brighton.

Perfect for a festival weekender. A short taxi ride from Brighton station - location was directly opposite the bus stop for Wildlife festival. A small hotel with a no thrills approach and convenient stay. Check in/out was easy and breakfast in the morning was fine. Would visit again for the same purpose but wouldn't recommend for couples in search of... More

Clean place, situated just outside the city centre, opposite a park. Friendly Staff. Found the parking sufficient £6 all day) - but left vehicle in car park as could obtain a family travel bus pass/card for £10 - allowing any bus, any time all day travel. Good value as underground parking in Brighton can amount to £23 per day

Really nice clean place to stay. It's not a far walk into the town/sea front. Maybe get a taxi back as you'll probably be pooped after all the walking. We rang the hotel and asked what the maximum stay in the room was. They said 3 (despite the fact there is a room for 4 on the picture) but there... More

We were lucky to find a parking space in the small carpark, the Hotel was clean, the staff were lovely and the breakfast was good. I was worried the lift would breakdown at any moment - it made such a clonking as it travelled between floors and it was the only lift working. We had a comfortable spacious room but... More
