We stayed in room 12 which is at the very top of this beautiful building. There is no lift so this is only for the physically fit. Room is incredibly small. Let's put it this way - I could lie in bed and hold hands with my wife whilst she was on the toilet!! Not that I did - but... More

Breakfast here is help yourself and it was all well cooked and very tasty. Beware there are s lot of stairs if you get... More

The owner, Mr james Parker, was a nice person, we got a room with Balcony. It was big enough , properly furnished. It was like living for about 8 nights at a friend's house. Also, the location was good with nearby facilities.

Arrived to a pleasant enough welcome was given room10. Up several flights of stairs no problem with this as old building. Arrived at room 10 walked in got a bit of a shock - very small, with an over powering smell of cheap air freshener and faced with a wall, bedspread and chair covered in leopard print, with pictures of... we stayed here with friends and it was all a bit strange from the moment we arrived. we booked through booking.com and that said it had parking, nothing about the fact that its £2 per hour! check in was ok, the pictures must have been taken by a great photographer is all i can say. the 'honesty box' is just... For about the same price you can stay in an international chain hotel which looks like any other - or you can stay in a slightly quirky, charming, friendly owner-managed place like the Regency. Don't be put off by the steep staircase, uneven floors or unpredictable plumbing. The location is perfect, close to everything but not too noisy, breakfast is... More

My husband and I had a child free weekend so made an escape to Brighton for an overnight visit. The hotel is brilliantly located within 10 minutes walk of everything. We were in room 6 which was lovely, immaculately clean and had fabulous sea views. The gentleman who greeted us was really nice and so helpful. I will definitely be... More

Bit mixed, as with any B&B hotel in Brighton its a bit of a gamble, see below. Plus points, central location, adequate room although dated, friendly welcome. Negatives, Breakfast (although nice you wait ages, up to an hour), no parking but nearby and around £18pd., not the most sound proofed of rooms.

We had a great time in Brighton. Our hotel was clean, good location and the owner was very helpful and welcoming. Bed was comfortable. If you go for a room on the top floor beware there are many steps but that didn't bother us. We shall be returning.
