Very welcoming, clean and tidy, great price. Definitely would stay here again and again. Nice to be able to come and go as you please. It is a guest house though, not a Bnb. But there are loads of places close by for breaking.

Serious issues with this place, health and safety is questionable. Flaky plumping, from the taps to the waste pipes. Don't know how this sub standard property has secured a license to operate as a b & b. Cheap, yes - but don't expect anything above poor.

I can't give it 1/5 because not all of the problems are the hotel's fault necessarily. We stayed on the top floor (room 10) which had a sink in the room but no toilet or shower, they were on the floor below, so we had to wash our hands in the shower if we went to the toilet, so already... More

Excellent position, spotlessly clean, proprietors very helpful. Room was on the small side but perfectly adequate. All you need for a short break in Brighton. Thank you Lee, We will definitely return.

We stayed in a very tiny room, and our toilet and shower was on the floor below . Although I thought I would hate this it wasn't that bad. My partner and I stayed here for 3 nights. Typical of many in Brighton the place is a bit shabby, but it was clean and the bed comfortable. Fortunately we had a room with ensuite facilities, others seem to have them separate but dedicated to each room. The big advantage of this hotel is its central location, a massive plus.... More

I booked this place for its location - closeness to the start of the Brighton Half marathon. For that it has been excellent. Arrived for weekend in Brighton! This place looked great on website. Did not check the reviews and to me honest wish I had. Too old and dated with single glazed Windows. Heating only came on for a short while. Bedroom was cold. Very noisy with people outside until gone 4.30am. Would not return again. :-(

Generally okayish. The house keeper seemed a little rude and we had 3 flights of stairs to climb with a heavy suitcase, the bathroom was tiny and was a squeeze to get in past the sink!
