This budget hotel is exactly that , no frills no luxury , but our room was clean comfortable and for one night very affordable , staff were friendly and helpful , and the breakfast room was clean and well stocked for the continental breakfast. Excellent location within a short walk from the pier, lanes and shopping mall. As with many hotels the pictures made the room look cleaner, newer and larger. The only shower temperature was very hot, bearable for myself but my girlfriend couldn't stand it. TV was very small. However, the bed was very comfortable. Breakfast was what you would expect also....

Brightons not a cheap place to stay, so this place is a find. Bargain rates, clean room, basic but fine for short stay. Next to high st , lanes and prom so very covenient. Parking outside in underground car park, which also isnt too dear (for Brighton). Breakfast also basic, but you get what you pay for. Staff very good....

Firstly, I'd describe this as a bed and breakfast and not an hotel - no bar nor kitchen. But it is everything that it states on the website. Booked a triple room for overnight stay: went to concert and shopped in town the next day. Hotel staff were friendly and welcoming, room had fab view over the square and comfy bed and hot shower. Breakfast was also terrific. Location next to sea front, short walk to The Lanes or Hove. It's all good!

Hotel is fine but would describe as below average. Had to climb 8 flights of stairs to get to and from the room, no lift! Found hairs in the bathroom which were not ours! Staff did not have any customer service skills, waited at reception (despite pressing button) and did not even acknowledge us in the breakfast room, no guidance...

Great location and rooms were basic but clean. Parking can be quite expensive but if you contact the hotel they were able to suggest for £10 for our one night stay.
