What a great guest house / hotel this is. It is just a 2 minute walk from Porthminster Beach and the train station, and only 10 minutes into town. Clean throughout, lovely rooms (several with sea views and across to the harbour), and the most fantastic breakfasts which cater for everything you need whether it's simple, full traditional, or more modern choices, all made to order, and able to be adapted for veggie / vegan / allergies. The owners / staff cannot be more helpful and go above and beyond to make your stay as good as it can be. If all that isn't enough, from early evening onwards there are free cakes / cookies left out for guests to have and different every day. Cannot recommend this place enough, they are top of our list for somewhere to stay when we return to St Ives.

Fabulous stay. The Primrose Hotel was the perfect stay for us for our four night stay, didn’t want to leave. Host, breakfast and room was perfect. Location is literally a couple of minutes from the beach and a really nice stroll into St Ives centre. I think this little gem would be hard to beat. From the moment Mihaka the Kiwi/Aussie owner/receptionist/guide/surfer-in-chief welcomed us into the hotel and the chilled music wafted around the stripped back foyer cum breakfast room, I knew we’d made the right choice. Our room (4) had no view but was a superbly appointed suite, but you’re really here for the beach and town. Porthminster beach really is under 2 minutes stroll away whilst the platform for the half hourly one track train line is one minute away, not that you hear anything. Mihaka’s food recommendations, especially the Thai restaurant in town, were excellent, his home made cake at the end of every day were uniformly excellent, whilst his breakfasts were just fantastically laid back with a great sound track. For the drivers amongst us, the approach really is down a blind one track 200m stretch, but the bin lorries appear to do it every day. In short, a really special place. Give it a try.

What a beautiful wee place to stay. Stayed here for 3 nights with my husband. The room was really spacious, very clean and the decor is really fresh and modern. We had a balcony to the back area and it was nice to open the door when it was a bit warm. The bed was comfortable, with a nice powerful shower and nice soap, shampoo and conditioner. There’s a great selection for breakfast with a nice atmosphere in the dining area. The host was really friendly, no request was a problem and there was always friendly chat and good recommendations for places to visit and eat. The harbour is a 10 minute walk along the coastal path each night for a meal and drinks which was really handy. The beach is right below the hotel as well. We will definitely visit here again.

Lovely 3 night stay. Breakfast was delicious and great selection. Hospitality was fantastic by Mihaka every day. Beautiful fresh decor. We stayed in room 10 round the back on the ground floor. Very spacious. Nice waterfall shower after a wet day out walking. Comfortable bed. I'm a light sleeper so some of the pipe noises in the house and the kitchen, as well as the bright security light woke me up - to be honest that's just me and might try a different room next time. It was good value for money. Convenient parking in the centre of st ives at the hotel, right behind porthminster beach and only 10-15 mins walk into town. We look forward to returning next year!
