Resort is very close to Heavenly, but too far to walk. Ski shuttles by Heavenly do not run well. Best option is to drive to resort in the AM but you have to get there early since parking fills up very quickly. That said the drive to Heavenly is about 5 min. Breakfast choices at Americana Village are not great and get old quick since they don't change, but the fact that they even have an included breakfast is good and makes it easy to get to the slopes quickly in AM. There is a heated pool/jacuzzi and a sauna by the pool, which are an amazing amenity to have in the winter, after a long ski day. Staff was very good, was helpful in every way and tried to do their best to accommodate any requests we have. Office has a huge selection of DVD movies which can be checked out for free and each room has 2 DVD players, one for each TV. Free popcorn is available almost around the clock. Sleds can be checked out for free, which you can take to a variety of nearby sledding/tubing destinations around Tahoe. I gave 4 stars for the Sleep Quality as the beds are not super comfortable and there is quite a bit of creaking noises once the guests on the floor above get up in the AM.

Great Place Walking Distance from Town and Skiing. Small but nice hot tub and a sauna for after long days on the slopes. The breakfast was pretty good too, and the staff was nice. No complaints at all from us.

My family and I stayed one week at the Americana and found it to be one of our best timeshare stays ever. The staff were great. The rooms were beautiful, clean . They had all the amenities you needed. I would highly recommend this place to anyone. Will definitely come back.

i booked this hotel for a few nights because of the terrific reviews here on tripadvisor, and honestly was very disappointed. there were a lot of pluses, including central location, friendly staff, and included continental breakfast and popcorn in the lobby. the suite however was very small and cramped for our family of four even without ski gear, just jackets and our luggage. the beds though were probably the worst i've ever slept in. our kids slept in a fold out couch, which when opened took the entire front part of the suite. with a large chair, you could barely exit the room, a previous review mentioned this is sort of a hazard. and it's actually an INFLATABLE bed that didn't hold air throughout the night! by the morning, the bed was nearly empty, it had collapsed and both kids fell into the middle of the bed where you could feel the springs. they both got terrible sleep. the larger bed was not much better, also with a huge sag in the middle. if i sat down on one side the other person would pop up. wife hated it. the 'kitchenette' was tiny and barely had any room, but pluses were the fridge and microwave. the bathroom sink had zero counter space, so all of our toiletries had to be placed in the bathroom. would not recommend staying here.

Beyond far the best hotel my family and I have stayed at. We’ve stayed at the most expensive Disney Land Resorts and they don’t compare to the efforts and amenities this hotel offers. Being in construction myself and having built many hotels, I’ve seen many owners turn down quality for cheaper price tags. They have 5’ tall 2.5’ deep fridges (slightly smaller than a full size) and because they are a rare size I know they’re more expensive than any Samsung smart fridge. The fact the owner got that price tag and still pulled the trigger tells me everything I need to know about them. Instead of a Wi-Fi router at the end of each hallway they give you your own in each room. We brought our Firestick and got to watch our shows in perfect Hd with no lag. They installed a motion sensor light switch at a convenient location that makes it easy to get to the bathroom at night without having to have a bright light on all night. Again these motion sensors are 10x the cost of a regular switch. It’s one thing to spend that money at one location but they spent that money at every room. They have every kitchen amenity including blender, toaster, microwave and pots and pans and portable stove top. Throw in the fact that it was cheaper to stay here than any other hotel in the area on New Years Eve and it’s located at the heart of South Lake, and you’ve got the best hotel in Tahoe. The list is long. We will never stay anywhere else.
