I have just returned from a 2 week business trip with a small film crew. Although in lockdown ie no leisure stays, business only. We had an incredible welcome from the 2 staff on site, penny & Deborah, nothing was too much trouble. Without the resolve & efforts from this hotel, our whole trip would have been cancelled. Lovely building and grounds. Rooms were great. Facilities looked good but we couldn’t use them on this occasion. I can’t wait to return and experience the full hospitality of this lovely hotel. 10 out of 10.

We had lunch here. The food was very good and reasonably priced. The staff helpful and friendly. There was lots of space and a pleasant outlook on to the garden. It appeared very clean. I will definitely return soon.

What a gem of a hotel - nothing was too much trouble for the staff despite the rules & regulations that we are all adhering to these days. We felt very safe there & managed to relax & almost forget what was going on in the outside world! The Garden Room was a fantastic choice where we could enjoy a glass of wine on our own little courtyard overlooking the Sussex countryside - being autumn made it even more cosy whilst we were wrapped up against the cold & admiring the gorgeous colours of the trees. The food was great for both breakfast & dinner - thoroughly recommend the poached eggs & smashed avocado on toast! The location is perfect - a 20 minute walk to the nearest pub & a short drive into Rye & Tenterden, both definitely worth a look. Hole Park in Rolvenden was also a short drive away, would definitely recommend taking a walk around there. All in all it was a great weekend & along with the bar staff who were very friendly, Penny the General Manager was also great & understood our needs. Thank you so much Flackley Ash - we'll definitely be back!

Stayed here several years ago and found it to be worth another visit . We found the hotel to be a little tired and our room could benefit from freshening up a bit. ( Gallery room) Staff were very friendly and helpful. Great breakfast and swimming pool is excellent. Very good location for visiting the whole area. We spent 3 nights and overall had a very pleasant stay.

Absolutely dissapointed on all levels and I will tell you my reasons why. Having originally booked a standard double room and contacting the hotel before our stay to ask some basic questions what time is pool etc we were greeted by a pleasant lady who explained our rooms would more then likely by upgraded as it was quiet that night with no charge mentioned. Appreciating the nice gesture when we arrived the next day we were shocked to be given one of the basic dull rooms in the hotel with wall paper coming of the ceiling. Prior to coming to hotel having rang before hand to ask about using health facitilies earlier I was told yes but you will need to be in your costume and have your stuff ready. I was shocked that what seemed like a peaceful getaway became far from the expectations I had. My advice is simply not to book a standard double room and judging from the reviews the superior rooms seem to be much more worth the value. The hotel is out dated and carpet worn and stained etc lots of improvements to be made. Managed seemed OK but when explained that we were near enough promised a free upgrade on arrival the manager simply disagreed and said none of the staff would say this or be trained to say this. Not very warm or welcoming typical basic standard rooms. Overall the outcome was to receive a refund so that we could be shoved out the door rather then agreeing to the upgrade that was promised by the staff and not myself. Agreed to stay but be aware this place is not as glossy as it looks online! Please remember 3* just.
