Me and my friends had the pleasure of staying at Princess Heights on our latest visit. The service was excellent and condo was beautiful with an ocean-view. I'm speechless about the staff they were so kind and generous with everything. They take seriously making you ffeel ccomfortable.highly recommend this place for a comfortable stay and excellent service.

Our experience from start to finish was horrendous from the hotel staff including hotel managers and senior managers, cleanliness to amenities. 1. Not a full working kitchen: The toaster and the fridge. When we called to resolve this issue it took over 12 hours for maintenance to just show up late ($100 USD worth of food was ruined as the result). 2. Uncleanliness: Housekeeping dumped dirty water from the room above (which is a normal protocol apparently) onto our balcony table and chair where we have breakfast each morning. Which we witnessed. The dirty was dumped while we were having breakfast. GROSS, DISGUSTING! 3. After witnessing this we learned that this hotel does not take proper covid precautions as they cut corners on housekeeping. They have one housekeeper for the entire hotel. They also don’t clean the rooms daily. 4. They apologized that we had to witness the unclean practices not that this is what they regularly do. 5. Room service/breakfast: We requested for breakfast at 8:30am and it wasn’t brought up until 9:45am and we missed our ferry to an island. Which ruined a whole day. 6. Poor management: Very inefficient, unprofessional and unkind. We spent HOURS trying to resolve these issues with Saskia, the manager and Diana the senior manager who were both incompetent managers. The housekeeper actually took more initiative to move us to a different room. 7.Concierge: If there’s an issue, the managers work less than 4 hours per day which means no one is available to resolve any issues that require immediate attention. You will end up wasting hours on the phone going in circles with them as they’re inefficient. The office is closed after business hours which is insane because check in is at 3:00pm. 8. Poor customer service: We were celebrating my husband’s birthday and this all happened on his actual birthday and they ruined the day and felt zero remorse which was evident through tone, body language and lack of efficiency. 9. The hotel experience was so horrendous that we checked out early and they confirmed their hotel was not up to standards (primarily on cleanliness, management and conflict resolution). 10. Distance: No signs anywhere on the property. It’s VERY dangerous at night to drive into the parking lot as it’s near a cliff and it’s a mile and a half from the main road to get into the lot and to your hotel (you can read other reviews on this). 11. Gym: The gym looks so small and run down in person. 12. Safety issues: The front desk is nowhere near the actual rooms. I saw a security guard with tattoos all over in front of the gym. 13. Safety issues: Theres stray dogs all over the property especially on the steps going up to your room. 14. There is NOTHING “luxury” or “boutique” about this place. 15. Upon check out they gave us checkout information for another customer (with their personal information on it). I uploaded some pictures. The good news is there’s tons of other hotels that provide 1000x better service, management and are clean so we easily shifted to a different hotel. Had a great time in St. Maarten for the reminder of our trip.

Ben was verbally abusive to our hotel staff. They were offered a full refund on the condition that they relocate to a different hotel. Instead, they insisted that they should be refunded the full amount of their stay but *also* be permitted to complete their stay at Princess Heights Hotel. They continued throughout this time to threaten the staff that, if they did not receive a full refund and be permitted also to remain for the entirety of their reserved stay, they would write a bad review. It seems apparent that they hoped to perpetuate a form of a scam where they would complain loudly, receive a refund while also a free hotel stay at our lovely property. Princess Heights Hotel chose not to accommodate their demands, nor to tolerate their abusive behavior. We always appreciate honest, candid and constructive feedback from our valued guests, as their comfort and satisfaction with their stay are among one our highest priorities. Unfortunately, Ben’s review does not represent this type of feedback and, to the contrary, is replete with false statements designed merely to attack and distract from his otherwise inappropriate, disrespectful and unacceptable behavior toward our Princess Heights staff. It was due to this behavior that Ben was asked to leave the property, While we anticipated a review of this nature as a consequence, we must safeguard the environment on our property for all involved. In the 35 years that Princess Heights Hotel has been in operation, Ben and his guest represent the very first time that Princess Heights Hotel management has requested that a travel company (Expedia) relocate one of its guests. The request for relocation was based on this guest's abusive behavior, which included yelling at staff, vulgar language and outlandish demands. Ben’s review also failed to mention that, while his reservation was for a Deluxe Studio Suite, he was upgraded at no cost to a Premium Studio Suite, was given a complimentary breakfast for each day of his stay, and received complimentary drinks in his room on arrival. We will address each of his allegations in turn in order to shed light on the many inaccuracies in his “report.” We do fully acknowledge that, indeed, his breakfast was delivered to his room 20 minutes late not an hour and 15 minutes as reported. In addition, while the refrigerator in his room was fully functioning, on investigation both during and after his stay, we found that the freezer evidenced a bit of ice build-up. However, the refrigerator and freezer both were completely full of food and maintained their temperatures appropriately. We do not believe food was spoiled or lost. (photos are available) All of our studio suites offer guests a kitchenette that comes complete with a toaster and refrigerator, along with a 2-burner cooktop, microwave oven, toaster oven, blender, and of course all serving necessities. Princess Heights Hotel maintains an absolute and strict commitment to CDC and WHO guidelines for cleaning and sanitation protocols. Our housekeeping staff consists of 5 full-time housekeepers who all have undergone training in updated COVID-19 protocols. One of those protocols – practiced by hotels around the world – is to offer housekeeping *by request* since some guests prefer not to have staff enter their unit during their stay. We allow our guests to choose whatever level of services that suits their comfort and preference. Ben and his companion made the choice not to request daily housekeeping. The consequences of their choice are their own. Housekeepers at Princess Heights Hotel do not have the authority to move guests; these decisions are made only by hotel management. In an effort to make these guests happy, they were moved to a top-floor studio suite. In order to make the move easier, housekeeping was asked to assist with moving the guests. This effort included moving the guest's items (unspoiled, including ice cream) from the mini refrigerator. Our protocols do not permit water to be dumped from the balconies, and we have no evidence that this occurred or occurs at any time. The fact that the security guard has tattoos has no bearing on his efficiency as a security guard. Fact is that the primary security guard does not have many tattoos instead has a condition called Vitiligo is a long-term condition where pale white patches develop on the skin. It's caused by the lack of melanin, which is the pigment in skin. The hotel had directional signs to the property as well as on property. Please see the other reviews on Trip Advisor which applauded the wonderful and caring service we offer to guests. The gym is compact but includes an elliptical trainer, dumbbells, universal multi station weight machine, and stationary bike. While we at Princess Heights look forward to going above and beyond in our effort to accommodate all of our guests (as reflected in our other reviews), we were happy to see these guests leave.

Condo: My husband and I just returned from a week stay and our condo with ocean view was BEAUTIFUL. The decor is lovely, appliances are all upgraded, bed was super comfortable and the room itself was HUGE with high ceilings. Bathroom had two sinks and a lovely jet tub. My husband made use of the gym on the property and I loved that we were able to wash our clothes before we left. They also had blue beach towels for us. Location: I really wanted to stay on the French side and I was surprised to see that Princess heights is literally at the border. You drive down the hill and make a quick right and immediately you see the border crossing sign. Oyster pond is right within view as well. We LOVED the location. Yeah you have to drive up some hills to get to your room, (which isn’t that bad) but that’s how you get the ocean view without being beachfront. (It was about a 30 minute drive to Phillipsburg/Front Street and 40 mins to Maho and Mullet Bay beaches). Staff: Absolutely lovely and beyond accommodating from the start. You can either call them or text them on WhatsApp. They brought extra towels and changed our bed linens when requested. They also accommodated a late check out for us at 1pm which I appreciated. Also, we had to print our covid declaration paperwork and they were so kind to print it for us and do our temperature checks! We’d definitely return here and I highly recommend it!

We had the pleasure of staying at Princess Heights again on our latest visit. We were looking at other places and getting the run-around, we easily decided to stay at the Heights. The service was excellent and condo was beautiful with an ocean-view. We want to thank Sasha for all her assistance and we look forward to returning soon. I was fortunate enough to stumble upon this amazing boutique hotel while visiting the island for vacation. From the moment you arrive there are views from every angle, the beautiful oceans at the front and lovely mountainous terrain behind. I stayed in the one-bedroom suite and it was nothing short of luxurious, from the marble floors to spacious balconies and fully stocked kitchen, I truly felt at home. The front desk staff was extremely helpful and so pleasant! They went above and beyond to ensure I had all I needed (thank you Angie!). As for cuisine, there are many restaurants in the area to choose (and the hotel is not far from the French line so that is an added bonus). I highly recommend this hotel for the warmth of the staff, the exceptional rooms and amazing views. Side note: the balcony faces East, so waking up to the sunrise was surreal.
