My wife & I just returned from a much needed 3 week vacation. 17 days were spent at Princess Heights Resort. I cannot say enough good things about our stay. From the very beginning the front desk crew, were so helpful and patient with us. Due to Covid 19 we had to rearrange this trip 6 different times. The we so friendly in conversations before arrival, then after arrival, they were so helpful in all of the information that we needed, as well as so accommodating to any request we had. The whole of staff is so friendly & helpful, from Housekeeping, Security, Custodial, even Construction workers who were remodeling some owners rooms. Our room was so spacious with a large living room. spacious kitchen with plenty of cabinet & counter top space. All utensils, appliances needed were available to us. The double vanity in the Bathroom, The shower & Jacuzzi tub, and cabinet space was amazing. The Master Bedroom had a double closet, night stands on both sides of the bed, a chest of drawers & full length body mirror, still left enough room for me & my wife to have a massage(Several times). Only wish my bedroom at home had this much space. The balcony with the table & chairs & the view that is so breathtaking. We were on the top floor,( Room 1205B) . The resort has a gym, which we both used every day, my wife 2 times a day because of her rehab work. Then there is this amazing pool with a water slide, diving board, not sure of dimensions of the pool, but it is a very big pool. We found this resort after Hurricane IRMA, which was so devastating to the Island. They had had no damage from the storm & you can only understand why when you see where and how this resort was built, not only on a rock, but into the rock hillside. I was so amazed. This was our first visit to Sint Maarten and we stayed at Princess Heights, which far exceeded our expectations! The staff are friendly and helpful and incredibly quick to respond to all requests. The huge pool was clean and the perfect temperature. We had it to ourselves most days! The bed was comfortable and the amenities excellent. The kitchen was extremely well equipped and we enjoyed eating breakfast on the balcony overlooking the ocean. On clear days we could see St. Barts in the distance and he opposing view was of the mountains of Sint Maarten.
If you are considering a long term (more than a week) I would recommend asking if there was a suite available with washer/dryer facilities. The only criticism I could have is that it was difficult to find the office at first, but that was a small thing in the long run.

Condo: My husband and I just returned from a week stay and our condo with ocean view was BEAUTIFUL. The decor is lovely, appliances are all upgraded, bed was super comfortable and the room itself was HUGE with high ceilings. Bathroom had two sinks and a lovely jet tub. My husband made use of the gym on the property and I loved that we were able to wash our clothes before we left. They also had blue beach towels for us.
Location: I really wanted to stay on the French side and I was surprised to see that Princess heights is literally at the border. You drive down the hill and make a quick right and immediately you see the border crossing sign. Oyster pond is right within view as well. We LOVED the location. Yeah you have to drive up some hills to get to your room, (which isn’t that bad) but that’s how you get the ocean view without being beachfront. (It was about a 30 minute drive to Phillipsburg/Front Street and 40 mins to Maho and Mullet Bay beaches).
Staff: Absolutely lovely and beyond accommodating from the start. You can either call them or text them on WhatsApp. They brought extra towels and changed our bed linens when requested. They also accommodated a late check out for us at 1pm which I appreciated. Also, we had to print our covid declaration paperwork and they were so kind to print it for us and do our temperature checks!
We’d definitely return here and I highly recommend it!

we stayed for 2 weeks at this property. I cannot say enough good things about the property as well as the service provided by the lovely and dedicated staff. Our room (studio) was a good size with a nicely equipped kitchenette. Breakfast was delivered daily to our room and we enjoyed it on the balcony. The bed was comfortable, and the room was clean. Towels were changed every other day, and the room was cleaned about every 5 days, which was perfectly acceptable. We had a couple of issues (safe's battery died, and the front door battery for the lock died)....they came running to fix it! The only issue with the property is the location...not really walkable to anything. But the views make up for that!

I absolutely loved Princess Heights! The rooms are spacious, clean, and the location is quiet. We were looking forward to this getaway for almost a year and it was worth the wait.
The view….. We took great advantage of the beautiful balcony, listening to the ocean waves and eating breakfast every morning. We made great use of our cozy kitchen to prepare anything and everything we wanted.
We visited so many restaurants (everything literally delicious), beaches, major tourist spots, enjoyed the pool (incredible by the way) and still had a relaxed vacation, thanks to the amazing hotel we chose.
One thing I can say is that we dined in at a resorts and felt there was a lot going on. This made us appreciate our Mountain View/quiet private feel with Princess Heights so much more!
Now let’s discuss the incredible front desk team!! They went above and beyond for us! I called the week of our trip to ask for help regarding car rentals (if they recommended this purchase) and a photographer (engagement shoot) I had little hope to obtain either since I waited till last minute to book… they made it happen!! I got a car for the entire week and an amazing photographer!
P.S. You definitely want to rent a car regardless of where you stay on the island because taxis are extremely expensive. Trust me you will get your moneys worth! There’s so much to do and so many places to explore! Having your own car gives you the liberty to vacation on your time! (Download the app Maps.me, doesn’t require GPS and it helps you find great restaurants/tourist spots/beaches and more !)
We provided extra feedback before leaving Princess Heights so that the next person that stays can have an even greater experience.

Beware of hidden fees. I booked through Hotels.com for one night to stay with my wife and small 6 pound toy poodle before flying back home and on the page for the hotel on Hotels.com it listed a $30 pet fee and a total room cost of $128.47 including taxes. I was billed $218.47 which included a non-listed $60 “pet cleaning fee”. Our small pet does not shed, slept on his small bed and there were no accidents or anything of the sort, so an additional unadvertised $60 pet fee was not welcome. It is essentially false advertising because it is not listed on the booking page for their hotel which they control the content for. I suggest the hotel correct this to make it so there are no hidden fees. The room was fine with nice views but the hotel is far away from most things on the island and accessing it is difficult. I suggest the hotel make it clear what their fees are up front as it causes negative sentiment to be charged things that were not advertised up front when booking.

From the staff to the rooms, this place was perfect. Lovely views from the balcony of the water and St Barth’s off in the distance. The rooms were clean and very ‘modern’, the bathroom was beautiful and the jetted bathtub was a perfect way to relax after each day full of activities. Check in was a breeze after finding the office (be sure to follow the directions they email you) they were incredibly helpful and brought us all the way up to our room while showing us the property and surrounding area. We walked past the gym and saw the pool from our balcony, but didn’t partake in either as we were there for a short 3 night stay, but both looked nice. Each morning we were brought a variety of hot croissants and juice which were absolutely amazing. As for the 2 complaints I saw most in reviews that almost caused me to pass the place up, Yes, it is ‘off the beaten path’, tucked away in Oyster Pond which is a 20-25 min drive from the the closest ‘hot spots’ but if your renting a car, who cares? That’s part of the charm of this place, its nestled up in the hills, shares use of a private road, has amazing sweeping views and is so quite that the roosters 6 stories or more below you still wake you up in the morning. When you check in, they give you a key fob to operate the gates of the private road which will give you access to the upper parking lots, elevator services from parking to top floor, no stair climb needed. Overall, nicest place I’ve stayed on any of the Caribbean islands.

Loved loved loved staying at the Princess Heights. Tucked away nicely in the mountains. The room was absolutely beautiful and clean upon our arrival. The front office staff were so attentive and made sure all of our needs were met from breakfast daily to required covid testing. My only negative is the room accessibility. We had to climb 4 flights of stairs to make it to an elevator to get to our room. The island was extremely hot which was expected, having to climb all those stairs several times per day was exhausting! I would recommend an additional elevator or at least that the current elevator go all the way down to the first floor.

We spent 10 days and 9 nights in beautiful St. Marten. After doing much research and reading reviews on line, we decided to stay at Princess Heights. We couldn’t have been happier with our decision! This boutique hotel exceeded our expectations in every way. We travel often and have stayed at similar types of properties and found this to be the best maintained hotel/condo complex. The rooms are clean, comfortable and private, the outside property meticulously kept, and the service excellent. Everyone went out of their way to make sure we had everything we needed. Princess Heights sits high upon a hill overlooking Dawn Beach and the views are spectacular. You do need a car if you choose to stay here for any length of time to travel around the island and its restaurants. There are some very nice restaurants close by but I wouldn’t recommend walking due to high elevation and narrow road conditions. We did take morning walks on Dawn beach as well as spent the afternoon there a day. We did walk down easily from the hotel ( elevation aside). There is a beautiful pool that we enjoyed in the late afternoon that is also well maintained. Due to the elevation of the property and the steep roads and driveways, you may want to drive your car down to the parking lot by the pool if you’re not up to walking numerous steps to get there as the first building doesn’t have an elevator. Needless to say, we loved Princess Heights as it provided peace and tranquility in a safe, scenic setting after a busy day exploring.

Just returned from 2 weeks at this lovely, quiet resort and would definitely recommend it . We were impressed to receive a welcoming phonecall from the hotel within hours of booking online. Upon arrival, we were immediately upgraded from a studio to a spacious one bedroom unit without even asking. The entire place was great, with a modern kitchen that included dishwasher, fridge, stove and microwave, a very comfortable king sized bed and bathroom with double sinks and jetted tub. The huge covered balcony overlooked Dawn Beach and the constant rolling surf. Equipped with a large table and 6 chairs, this became our favourite spot to start and end our days. There's an on-site laundry we used as well ( free of charge) and housekeeping services come in every 2 days. Staff are friendly and efficient. Our stay was trouble-free and relaxing. Exactly what we needed.

I’m not sure if they replenish the water…I don’t think so though. The closest grocery store is probably about 20 mins away by car on the Dutch side. There are lots of grocery stores there though…more options and cheaper than the French side. There are grocery stores on that side about 20 mins away by car on that side too.

Thank you for your question. Coffee is provided daily but laundry detergent is not. All of our room are renovated and kept in top condition on a regular basis.

We purchased breakfast foods and cooked in the room. It had everything you could need including a dishwasher. Eateries are not that close. You would have to walk down a very long winding road and then another road. Unless they offer the breakfast there, which I did not see, the closest place to eat is at Oyster Bay Beach Resort. Perhaps have your cab stop at the grocery store and pick up a few items. It is a beautiful place, but, not really close to anything. Good luck!
