The huts have a fews stairs, but to get to the actual property, (and to the huts and dining area around the property) the stairs are very steep, which means that the property is in a kind of valley, and damp. Damp = slippery. Im in my late 50s, and I have a bad lower back, (however, I backpack around Asia regardless of that) which is why I went to the hot springs, and I took the stairs and walking around the property very very slowly and carefully. It was an issue for me, but I managed. It depends on what you mean by 'less ambulatory'....
It was, however, great being able to stay so close to the hot springs tho. The couple who manage the place are truly lovely
