Rooms: very nice, spacious, warm and clean. You get only towels in WC, no soap and shampoo... Well, it's apartment so this is OK. Towels and linen are not changed during stay, trash can should be emptied every day...but this was not done. Our trash can was not emptied last 3 days. We didn't report that to owner. We had flat TV, with wide selection of TV channels (even Russian, Chez, Turkish, Serbian channels...). Sleep quality was great. Wi-Fi in rooms is OK, during night hours can be very very slow.
Location: 5 min. drive to Areitbahn gondola station. This was not problem to us, but if someone want to go by bus, that can be tricky. Bus goes 3 or 4 times in the morning, only on workdays, no saturday and sunday. So, only car transport. During our stay parking spots in front of hotel were empty, and when they are full, you must use "regular" hotel parking spot, around 100m from hotel, near main road.
Neighbour is very quiet, so it's very pleasant place to rest and sleep :)
Owner is very helpful, with basic english knowledge but fully operational :)
Food: board is All Inclusive. This was very interesting for us, first time in Austria on All Inclusive. That means: all drinks are free from 10h to 21h, if you drink in hotel's restaurant. Selection of beers, sparkling water, some sort of cola, ice tea, wine. Breakfast was just fine, we only missed eggs. After breakfast, you can make sandwiches to bring on slopes, take juice in small tetrapak, chocolate bar and fruit. Everything you need until dinner :)
Dinner: choice of salades (with lot of onion in every one), soup, only one kind of meal already prepared and desert. If you have some special requests (no pork, vegetarian etc...) staff will prepare special meal without problems. Dinner was OK most of the evenings, only one evening was very bad.
Hotel has sauna, but we didn't use it.
So if you want to go on budget and don't think (too much) about food, stay in nice warm pleasant hotel/apartments, and you don't mind to drive (5-6 min) every day to gondola station or Zell Am See, this is perfect place to say.

Having decided to follow our children's efforts in the IronMan race Zell-am-See 31st August, we needed somewhere to stay. We travel with 2 large dogs and the Steiner Family were delighted to welcome all 4 of us.
We were given a ground floor appartment, with the stream running outside the terrace. It was really a pity the weather was so "unfriendly" .
We had a great weekend, the dogs were always welcome and on the Sunday we had 2 grown children, with a great deal of luggage, staying over.. Nothing fazed the owners. Dinner, lunch packets, WiFi for computers, everything provided with a smile.
I suspect we were not their average guest but we were treated with great courtesy and efficiency.
Thank you for a wonderful weekend, notwithstanding the weather.
See you next year for IronMan 2015.

This hotel is very nice, and good situated. Room was big and clean. We had no problems with staff and breakfast and dinners were without problems too. There is a room for bikes, but only small parking place. There is a bigger parking about 100 meters from the hotel.
