Pros: I stayed in a basement room. First door on left at bottom of stairs. Pros: Fantastic location. Right by Spadina subway and streetcar station. You can whizz downtown in 10 minutes! Loads of bars and restaurants nearby on Bloor. 24/7 supermarkets on your doorstep. Walking distance to the ROM. Room was basic but it was clean, lovely and warm....

The location is fantastic as it right by two subway lines. I had a basement/private bath room. The room was clean and comfortable. The kitchen was directly above me so the "hard" walking and talking could be a bit annoying. The subway can be heard through the walls, but it becomes background noise after a few minutes. The burned cooking oil smell is all over the places. They did not change the bedding from the previous occupant, hairs and stains are on the bed sheets. There is no phone or any other way to find the owner. It is a really disgusting experience.

We are sad to hear about your experience. Guests sometimes forget to turn on the fan while cooking, so our apologies. By policy and common courtesy, we replace sheets after each check-out. We would have made immediate alternations had you let us know through email about the condition of the sheets. Also, a new phone is in the works.

The location was excellent at Spadina and Bloor, the value was excellent, and I appreciated the mini fridge, microwave, and coffee maker in the room. I'd stay there again if I was in Toronto looking for accommodation and would recommend it to others looking for a clean no-frills (aside from aforementioned room amenities) place to stay. Nice staff, no issues...

Very pleasant staff, great location (guesthouse is few meters from the station). I did not expect quiet place but I can't say it's noisy. If you want to spend time on really quiet place you should not probably choose this location - close to station, on the main street... Stayed as a visiting professional and scholar downtown. Location is unbeatable. Rooms and bathrooms were well-kept and cleaned weekly. The staff live on-site and were always friendly and helpful. The building is a converted mansion and has a lot of character.

Sandwiched between a large bar and a subway station, coupled with very thin walls and doors, makes for a bit of a disaster when it comes to noise levels. Great little place for the price, location is ideal there's loads of places to eat and that on bloor street, this is on the corner of blood and spadina right opposite spadina station. 20 min walk into the centre, fridge and everything not eh room, nice and clean and mainly warm!!!! Would visit again

The room was clean, neat and simple. The host was very helpful - including helping with my luggage to the 2nd floor. It was great to have a microwave, mini fridge, coffee maker in the room. I used the small parking space that I had reserved although the first night I had to share it with another guest - fortunately...
