I was totally in need of a getaway and decided to book at this hotel for 2 nights...Let me tell you how quick and easy check in & check out was. I had booked a room with a jacuzzi & falls view, room was immaculate and had an excellent view, the bed was to die for. One minor disadvantage was that the jacuzzi is in the bathroom, would have loved to watch the fireworks from there. Regardless this hotel is close to all the attractions without being "right in the thick of things" which was exactly what I was looking for. Overall, all the staff i interacted with were upbeat, polite and very helpful. Already looking forward to returning to this property it's highly recommended!!

The location was amazing and convenient to the Falls and clifton Hills. The view from room 21 was breathing, taking. It was worth the stay. Thankful! However, disappointed we stayed three nights and had no room service. Staff was kind and friendly.

It's all about the view!!! There is so much to see and do from this location. Yes, the hotel is dated, but it is clean and a great price for it's prime location. The beds were comfortable and you have all the amenities that you will need. What else do you really need? Maybe a good pair of running shoes because the walk along the Falls is spectacular and very accessible from this hotel!

My husband and I booked a king room stay at the oaks and it was confirmed - I got the confirmation email so we decided to stop at a few wineries and make a day of it before we went to our hotel. You would think no big deal because you got the confirmation that your room was purchased. well we got there around 5 PM and went to check in and the front desk told us that they had given our room away and the only thing that they had available was a room with two double beds at their outside courtyard room area. We paid and reserved 1 king. Why would a couple want 2 beds at the court yard area.(downgrade) We were pretty upset. So then they tell you. Oh, don’t worry you can go to the Hilton which might seem like an upgrade, but not for us. we didn’t want it because we have stayed at the Hilton numerous times in the past. If we wanted the Hilton we would have booked at the Hilton in the first place we were trying to avoid that very busy area, and the extra costs and hassles and everything that you wanna do there is a hassle or a mission like to get to your room takes about 10 minutes the elevators are always a 10 minute or longer wait. you have to go and park your car away from the hotel and then take a shuttle back which cost $50 or you can valet for $75. Then they put us in the new tower with a room that was smaller than my bedroom at home. We paid $500 to stay in a bedroom with a view of a parking lot. It’s absolutely ridiculous that they gave our room away! We were looking forward to trying this hotel because we’ve stayed in so many out there but not this one. We were completely annoyed and it kinda put us both in a bad mood. In our 20 years booking hotels we have never once had our room given away!

Reception area carpets were dirty and leather sofas were very worn. Bed was uncomfortable, chairs were old and the hall carpets were dirty. The bathroom toilet was so low to the floor, it was difficult getting up. Elevators should be refurbished. 14th floor observation room was super hot and humid, also the seats there were worn-out and the windows need to be washed

The bathroom was not clean when we arrived & we had to request to have it cleaned again. All the staff we interacted with were very unfriendly. Our room was horribly outdated. We did see a sign saying there was construction but it definitely wasn’t on our floor. We paid for a river view room, but in reality it was a parking lot view. We would have had to be on a much higher floor to have any view. I know you pay a premium for a hotel close to the falls, but what we paid for our room was ridiculous. Especially considering how old and outdated it is. The elevator sounded like it was a few trips away from collapsing. We also hardly had enough soap and toilet paper, we had to ask for more. Just really not a great stay. I wish we would have stayed further from the falls in a nicer hotel.

My husband and I stayed two nights and regretted our choice upon arrival. It took us 45 minutes to wait in line to be checked in, only to be told the room wasn’t ready. We had to wait another 30 for them to finish it making it 7pm by the time we got our room. (Mind you the reservation says check in at 4) We paid more for the “higher floor”, almost $50 per night, only to be assigned a floor lower than the observation deck that everyone has access too. I emailed the hotel to give the manager a chance to respond before I wrote this review but I wasn’t given a response. Horrible customer service to not respond to a guest that has a bad experience. I did however notice he responds to negative comments on this forum to give the appearance like he cares. Do yourself a favor and book right next door at embassy suites. This place doesn’t deserve your money. Also worth noting there are no coffee makers in the room. This means you have to go down to lobby where there is ONE coffee dispenser for the entire hotel!! Yep, waited in line for that too!

We went to the Oaks Hotel because we were in Buffalo, NY for the YMCA Swimming State championship. Buffalo is about 40/40 minutes from the Canadian.US border, so its worth checking out. We got there a day early and checked into the Oaks. The Hotel is nice, but the decor needs to be updated. The view of Niagara Falls was nice, especially at night.
