It was a great hotel for my family and I. The owner, John, helped us with anything we needed. I would definitely recommend booking, everything is in walking distance which helps save money on taxis. Also there is a restaurant in the lobby that is very good.

We just left the Franklin where we stayed for two nights. It is above a bar with a separate entrance. This was the perfect hotel for us as it was close to George Street, downtown and lots of cool bars and shops. Parking was easily found on Duckworth Street and was affordable. The rooms were clean, had character and very... More

Initial impression was very pleasing with exposed brick and big screen TV. This is a refurbished historic hotel and nicely done. All was good until bedtime and then noticed there was no top sheet. When I asked housekeeping for one they said they have not been providing this for over a year!! How unsanitary! Unacceptable.

Though it has no 24 hour front desk, the Franklin Hotel is warm and friendly. All staff were very willing and eager to please. Calls during the day and evening were answered and forwarded to my room. Bed was very comfortable, room was large. TV should have been angled downward for better viewing, but reception was good, and provided 50... More

It's not really a hotel, more of a restaurant with rooms, but it doesn't matter. It is centrally located and close to everything. The rooms are modern, clean, fresh with large windows, great beds and good bathrooms. The manager Shen was extremely helpful and nothing was too much trouble. Whilst there was no breakfast, there were multiple places very close... More

Large windows. Great light. Clean. Comfy bed. A block from the water. Quiet. Wi-fi easy. Reading lights at bedside. Clean, modern look and feel. Great shower. No tub. No elevators. In the heart of downtown. Easy walk to restaurants, The Rooms, Signal Hill. Close to morning coffee but you need to go out of the hotel to get it. Bar... More

Great location, comfortable and clean room.very quiet considering the room was overlooking the main street. The staff were very helpful. Only downside, I thought the room rate was a little over the top for what you get. No lifts so if this is an issue for you book elsewhere.

Booked the room based on photos and reviews. Was not disappointed. But if your looking for the personal touch, you wont find it here. They hand you an enevelope with your keys and point you in the direction of your room...no front desk, no bell boy. The rooms are nice, clean, modern and the location is spectacular. It would be... We spent two nights here. The location is unbeatable (right on Water Street) and the hotel rooms were modern and surprising quiet, given the location. Management is absent -- when the adjoining restaurant is open one can talk with the folks there, but that's about it. The night before checking out we checked that all was well and that they... We made a reservation for the price of $129.00. When we arrived they told us that was not the price, it's now June so the price goes up to $189. then we were told because of the confusion we would be upgraded to a king bed, which was what we already booked. When seeing our room there was no balcony... More
