First things first.! Let it be clear that this is a budget hotel, and a very good one at that. Free breakfast is included. Walking distance to Gastown, Downtown and Chinatown. "I don't understand all of the 5's for this property. To be fair he word "Budget" is included with the title of the hotel. I traveled there with my aging mother. No airconditioning in the rooms, hallways or lobby. No iron or ironing board in room. Door tag says "please make up room", which I guess means that they don't automatically make rooms up. Very, very budget. Neighbourhood is very sketchy. For the price in the height of summer, could be worse.

Hotel Patricia is located a 15 minute walk from the Amtrak/train station, which is also where the Bolt Bus is sited. The hotel is on Hastings Street, which is a rougher section of the city, filled with drug activity and refuse, but I didn't feel threatened at all walking from there to Yaletown and Gastown. The rooms here are standard and their receptiom is a little understaffed at times. However, their receptionists are extremely helpful!!! We had an issue with the car rental company at the airport which early destroyed our entire 2 weeks stay in vancouver. Close to downtown with reasonable rates, this hotel is located in the worst section of town. Breakfast is included and there is a 10% discount on food at other times, if you are staying in the hotel. Stay here only if you are on an extremely tight budget and have no where else to go.
