Our family have lived in this paradise called Tulum for many years and we are convinced that the only way to really get to know Tulum is to live the experience yourself. We believe that the only way to appreciate this magical region in all its splendor will be by choosing your accommodation as an enriching element in your travel experience. Live Tulum condo hotel gives you an authentic Tulum experience. Living one or more days in an apartment situated in the center of this magical town will allow you to enjoy your surroundings, walk to the local market to buy fresh food and fruit and vegetables from the region, get around by bicycle if you wish, or get to the beach in 5 minutes by car. You can live all of this in Live Tulum condo hotel with the added advantage of having a receptionist that is there to assist you with enquiries like where to eat, places to visit, and any other needs that may arise. Live Tulum was created as a condo hotel, with all the home comforts you may want, but run with the warm hospitality and great service of a hotel. Our intention is to provide our clients with a service second to none and a personalized experience within an exuberantly beautiful, exclusive and relaxed environment. Live Tulum was designed for the distinguished traveler who is looking not only for the privacy and intimacy of a condo hotel, but also for an authentic Mexican experience during their vacation, made to feel like a home from home, paying particular attention to detail, to the architecture and creature comforts to create a perfect ambience. The large gardens, patios, terraces, pool and every corner of the hotel is perfect to relax and enjoy your stay. We welcome all travelers who like to be in charge of their own timetable, live the experience of the trip, not only for the stunning Tulum beaches, but also for the culture of its people, and engross themselves in this ancient town. You can experience the everyday life of your neighbors, and get up close and personal to the human social and cultural aspects of Tulum. It is the ideal location if you want to feel less like tourists and more like travelers. Live Tulum is the perfect starting point if you wish to visit the most fascinating archaeological sites such as Tulum, Coba and Chichen Itza. There are also many natural points of beauty and ecoparks such as Xcaret, Xel Ha and Xplor within a short drive. The whole area is rich with ancient Mayan remains, colonial cities such as Valladolid and Merida with its splendid haciendas and colonial avenues and buildings, and natural wonders such as the cenotes, which are underground sink holes found in the jungle, perfect for scuba diving enthusiasts. Our staff are here to help you choose which tours or activities you can take, ranging from private excursions, to group tours. Most activities are offered with guides in different languages such as English, Italian or German. Our Mission We want to get away from globalization and be an authentic Mexican hotel, with designs, colors, phrases and artwork which represent our beautiful country and Tulum. We intend for you to leave Tulum having learnt something about this marvelous culture and hope that you will return to experience new places and new adventures or just to stay more time in our magical town.

We stayed here over Christmas 2019 for 7 days and loved it! We moved from a hotel on the beach to LiveTulum as we wanted a place in town, closer to restaurants and shopping. I booked a suite and we got one on the top floor. It was roomy, airy, bright and open. Very clean and nicely furnished with a kitchen, dining area and living room. The cleaning staff did a great job with our room. I like that they are minimizing their carbon footprint by providing full sized refillable bottles of shampoo, conditioner and shower gel instead of those tiny bottles that you get every day. Our suite was so nice, sometimes I didn't even feel like leaving. You can hang out and suntan on the balcony and each one has a set of deck chairs. There is a pool only it's mostly in the shade so I didn't use it. Breakfast is included and it was ok - same thing each day. Hot items were scrambled eggs, beans, hot dogs in salsa, and rice. They also served cut up tropical fruit, cold cuts & cheese and had an assortment of breads, pastries, jams and juices, coffee, teas. A few nits - there were a few times they ran out of beach towels. There are mosquitoes by the pool so be aware as I got bit. We've been to Tulum three times and this is one of the nicest places we've stayed. Looking forward to staying again!

We had high expectations for this hotel. We had Suite and stayed for 5 nights and it costed 1300€. With that money you would expect to get clean and nice room with good breakfast but not in our case. When we saw the room we tried to get refund and go somewhere else but it wasn't possible. We were offered another bigger room but it would have costed another couple hundreds euros more. The manager didn't offer us any other solution beside that. And he didn't speak any english. Luckily my wife speaks a bit spanish. Overall not very professional way to communicate with paying customers. One staff said something and other totally different and then Manager had again own view of things. Breakfast was just same toast and eggs every day. Wouldn't go there again!

Thank you so much for taking the time to leave a review. Though we apologize that you were not happy with the size of the room we clearly state on the booking site that the room is 34 meters squared. We do also take into account the other hotels in the area and believe that we offer a very competitive rate. Unfortunately, all sales are final as do not offer any refunds, but we did offer to move you to a larger room. We apologize that you did not enjoy your stay, but we hoped that the rest of your vacation was amazing.

LiveTulum is for travellers who want to experience the culture of Mexico as well as the wonderful tourist sights Tulum has to offer. It is located steps away from the tourist shops and restaurants. Also, it is only about 5-10 minutes from the Tulum Ruins and the Gran Cenote. This unique hotel is perfectly clean and beautifully decorated. It makes you feel like you really are in Mexico! The rooms are comfortable, and include everything mentioned on the website. The staff at LiveTulum is friendly and very helpful. The front desk staff is efficient and knowledgeable. They can help you with particulars like finding safe, reliable transportation to help you get around. The first two days we were there, we had many questions about the area and Dorothy was especially helpful and sensitive to our needs. The bikes are a huge bonus. The breakfast has a variety with a Mexican touch, of course, because you are in Mexico. The breakfast hostess is attentive and friendly. Staying at LiveTulum was a great choice.

Got there and checked in and checked right out. Said it’s take over an hour to have some e to attempt to fix door that didn’t latch so could not lock. There was obvious filth and dirt everywhere. They never returned my calls on whatsapp, email and anything. I booked through Expedia so I needed the manager because Sebastian at desk can’t fix nothing without consent. It’s was awful. Glad we found another place. Also Expedia called them a few times and they at Liv Tulum said the same thing, “no manager”. So Expedia gave me a credit and I’m happy with that. Beware these people do not care about service.
