Tulum has grown so much since our last visit and we were a bit overwhelmed by the change. Every store and accommodation trying to be super chic and so eager to charge you for it. Thank goodness for Fabio who’s been there twenty years and keeping it real. He could have overbuilt the property to squeeze more people in but didn’t. There’s space to breathe and just lay out. The cabana we had was front and center with a spacious porch and postcard view. The other reviews are spot on when describing Fabio as a Super Host. Always positive, energetic and personally delivering a delicious breakfast. Fresh squeezed orange juice, fresh mango, ..... just see the photo. Things to consider in June. No AC and even with the beach breeze it’s a sleep on top of sheet experience. I may just string a hammock on the porch next time. Check the sargassum seaweed report before booking a flight. It’s along the entire coast. It’s blooming from all the nitrogen US and Brazilian farmers are pumping into our rivers. While sargassum is a great base to the sea food chain, it’s way too much and is ending up on Yucatan shores. Fabio says “winter” is best time but that’s also high season. But if you’re going to Tulum, you couldn’t ask for a better host than Fabio.

I have to agree with the other reviewers: yes the site is nice and central along the beach (La Zebra and the Mulberry Project bar close by, and our best meal of the entire trip was a new restaurant Bak Nul right across the street. Had the best octopus anywhere around Tulum, and creative dishes), but the friendly helpful Fabio kicked everything up to another level. Our room was fabulous: 2nd floor overlooking the beach through the palm trees (see attached pic). When we were shown the room, we just stood there with our jaws hanging open. It is NOT a 5 star place; it is relaxed, a bit funky, and you have to time your warm shower wisely, but who wants to stay at a Hilton everywhere you go? Here’s a typical Fabio story: we had to leave for our flight home at 7:30 AM, but the shuttle showed up 30 minutes early. Fabio came to tell us and we wolfed breakfast down (NOTE: if you have somewhere to go early, he’ll bring breakfast early) and I was hauling our massive piece of luggage out to the road when Fabio came running out in bare feet and grabbed the bag from me. I think the suitcase was larger than Fabio! As we went to board the shuttle, Fabio apologized for having orange juice on his hands (he was squeezing fresh orange, as he does every morning), so I got a nice Italian hug instead. We absolutely enjoyed our stay and Fabio was a joy to interact with.

We LOVED this place. Everything was enjoyable and the price was reasonable considering we were there for Christmas. BUT, what really makes this place is his host, the joyful, happy Fabio! Always smiling, always ready to serve you the best he can, always trying to help. He runs everywhere( literally) to provide the best service. He is Italian and speak very good english, Spanish and a bit of French. Highly recommended!

Absolutely loved this hotel, have nothing but praise for the staff, accommodations, location and service. Beautiful sunrises each morning. And free breakfast fit for a king. Traveled as a couple. There were couples as well as families staying in the rooms. Rooms have a very authentic and beach feel to them, no frills but had everything we needed. We were right on the beach, and can’t wait to come back again soon!

The best way to vacation, in my opinion, is to find an affordable room so I can enjoy sightseeing or just relaxing on the beach. Playa Xcanan was absolute perfection for my husband and me. Fabio, the owner, showed us such genuine hospitality, I am happy to consider him a friend. We looked forward to his greeting (“Good morning!”) every day, and then he’d bring us the most wonderful coffee and breakfast, while we enjoyed watching the sunrise! The room was simple and met all our needs: bed and bath. We appreciated the drinking water provided, and the housekeeping was so well done. The cabanas are so close to the ocean, I couldn’t believe how lucky I was to have this beach at my doorstep! We could just walk down the beach to have dinner or drinks at all the places close by. Fabio keeps an eye out for anyone coming or going; to make sure they belong there, which made us feel safe. I also adore the sweet little dog, Benji, who lives there, he brightened each day for me! I hope we get the chance to stay at Playa Xcanan again someday soon!
