Villas Geminis Condo Hotel is a little gem located in the heart of town in Tulum, Mexico. It is comprised of 10 luxury, spacious condominiums, with a beautiful swimming pool, surrounded by lush tropical vegetation and only minutes from the most spectacular beaches of the Caribbean in Mexico's Riviera Maya. We are located just 1 1/2 hour from the Cancun International Airport, and 45 minutes from Playa del Carmen. The nearby attractions include: Coba & Chichen Itza ruins and snorkeling & swimming with dolphins in the archaeological parks of Xel Ha or Xcaret & the new Xplor adventure park. We are a 5 minute drive to the
 beach, the Mayan ruins 
and cenotes. It is so centrally located, that you can walk everywhere to the supermarkets, fresh produce & fish market, restaurants, shops, bank, internet, car rental, etc.... (There is no need for a rental car, taxis are everywhere & inexpensive). There are four 2 bedroom accommodations, (4 - 6 people) which are comprised of 2 levels: the downstairs with a complete kitchen, bar, dining room, living room with a futon (for additional guests) and a complete bathroom. The upstairs has two bedrooms, each with a queen bed, both w/air conditioning, and balcony overlooking the swimming pool and tropical garden. There is a luminous bathroom with a rainhead shower and double sinks. There is a 1 bedroom accommodation, ( 2 - 4 people) which is comprised of one level, with a king bed, A/C, a complete bathroom, fully equipped kitchen, dining area, and living room with a double sofa bed for additional guests. We have 2 one bedroom suits, and 3 brand new Penthouse Studios that have private terraces and outdoor soaking tubs. The 10 units can be rented individually or as a group, making Villas Geminis the best vacation rental for a wedding, family reunion or for friends and families traveling together. There is 24 hour security, cable television, wireless internet and parking. Free daily housekeeping. A change of linens and towels is provided every 3 days or as requested. We provide bottled water, coffee, coffeemaker, tea, sugar, organic shampoo, conditioner and soap. Rates include complimentary continental breakfast and bicycles. In room massages and private yoga classes are available upon request. The owners visit daily, giving personal attention to the guests including recommendations, discounts to beach club, restaurants, reservations, and a local taxi service to the Cenotes, Coba & Chichen Itza ruins. Great base for mother-daughter trip to explore the gorgeous natural and cultural sights of the area. The hotel is very clean, attractively decorated, well maintained. Better than basic, but not luxurious. Free loaner bikes that you can pedal to the beach and ruins. Good full breakfast, friendly staff. Pool is smallish but refreshing and well-kept, surrounded by shady garden. Good restaurants and shops nearby. Highly recommended.

Very nice room, bed was big and comfortable. Breakfast was served on a plate, not self service, but was good (fruits, eggs, yogurt and granola, juice). It is very close to the main avenue, with restaurants and stores, but it's a bit far to go to the beach by food. They have bikes that you can rent for free. Parking space for 2 cars, but plenty of space on the street (seemed safe). We didn't listen to any loud music in the 3 nights we slept there. Staff was really nice and helpful. Shower pressure could be a little bit better.

Stayed for 6 nights and enjoyed the experience. Location is very convenient close to all amenities and we did not suffer from significant noise issues. Room was huge and well equipped particularly if you want a bit of self catering. AC was good, shower pressure ok, towels, bed and bedding of a good standard. Staff were friendly and helpful albeit a little “sleepy” Outside space both private and public was a little overgrown and cramped. Breakfast was rather uninteresting. As I said good but with a little more attention to detail (grounds, breakfast, customer service) could be great Prices in line with Tulum norm (a little over priced) but overall a sound choice

3 night stay in Tulum. The positives: the room (Monet) was large, well presented and clean. Staff were very welcoming and the location very central. The parking had actually only space for 2 cars at the rear, however there was on street parking nearby. The negatives: breakfast was very simple. Very little choice, warm coffee and only available after 8am. Tricky if you have an early departure for tours etc. Wifi was dreadful. Very little connectivity, could easily be rectified with boosters installed in rooms. Not normally an issue but with covid forms and test stuff to access prior to travel it rather is nowadays. Having to go to a local bar to download forms wasn't ideal. Also no room safe or anywhere to deposit valuables. The staff spoke next to no English so was unable to find out if valuables could be left somewhere safe other than in the room. Hotel is nearby a rather loud bar or club so noise was loud until the early hours. Not a problem if you're out yourself until late but can understand it would be a problem if you need an early night. Overall a bit disappointing for the money paid. There are much better value for money hotels within walking distance away from the main road. Unless they rectify the breakfast and WiFi I won't be visiting again. Having said that the staff were very good....

This is my little slice of heaven. In the morning they serve all the guests a hand cooked breakfast that includes whatever fresh fruit they are chopping up right in front of you and eggs how you like them (I suggest letting her make them mexicana the way she would eat them. While you can take it back to your room or eat at a little table in the courtyard, we preferred eating at the big table with as many other guests that wanted to join. Me and one of the guys who work here, you'll get to know them all well, had a lot of fun joking with each other all week as we were both working to speak better in each other's language. They supplied plenty of fresh water in the rooms. Always made us take new clean towels, that are huge and super soft. Super nice and friendly and made it really easy for us. I know waiting on people can't always be fun but they made sure that it always felt like they wanted to do it. If you want this is a place you can do it. I really can't say enough about this place. If you don't want to stay at a resort, and actually want to experience México and it's people, you have to say in the city. By the way it gives you far more access to everything getting out of those pricey resorts. They are really just for people who want to go to another country but not actually go to that country. This place is perfectly located to give you access to the entire city, the beaches, and all the attractions. If you just want to use the bicycles they provide, you can get anywhere you want to go.

We booked one of the condos during our 7 day vacation in Tulum and it was awesome! It felt like we were in a small air bnb with the security and perks of a hotel! The condo was huge and I loved that there was no tv! The bedrooms were the only rooms with AC but the rest of the house had ceiling fans which was not bad at all despite how hot Tulum can get. The complimentary breakfast was so delicious we got it almost every single morning. The staff were super sweet and accommodating and helped us so much with booking taxis and navigating around Tulum. I forgot his name, but the guy with the glasses who worked the front desk was the best! The hotel is right in the center of town so there were TONS of options for restaurants and shopping along with great street vendors close by as well! Everything within walking distance! The only con is that being located in the center of the city it can get noisy at night, but that is to be expected and really didn’t bother me. Overall I definitely would recommend this hotel if you’re looking for a fun stay in Tulum!

Ok nice little place nice and very helpful staff,location good can be little bit hard to find because its not a ordinary hotel entrees, No Tv, out of order because of storm 3 weeks before,sad because it was raining and sit inside the room and had nothing to do,wifi little slow,many dogs barking all night,and there was also a construction going on nearby and the concrete cars stop just outside my room without cut there engines but cant blame the hotel for that,nice big room ,many restaurants only a few minutes away,nice little pool overall its a nice place,they also had a big can of free water maybe about 5-6 litres,and the free bycicle was great,recommended ,will be back ,Thanks to the staff and owner

Had the most amazing time. Our room a balcony suite, was incredible. Great attention to detail. Comfy. Good service. Located two blocks from town center. Will return soon. Great escape and the breakfast was solid as well!

The staff at Villas Geminis Boutique Condo Hotel provide excellent customer service. We recently made a request concerning our vacation and they responded within hours, kept us up-to-date on the status of our request and were able to resolve the issue for us. I'll be booking with them again!

Went for 2 nights and allowed dogs which is what we were looking for. Locked gate for security, friendly staff, clean cozy courtyard, breakfast area and huge rooms. 2 minute walk to town for shops, food and drinks. We walked to the ruins which was about 45 min. You can rent bikes or grab a taxi to go to the beach areas.
