Overall very nice stay in Tulum; beautiful grounds and pool with a very accommodating and gracious staff. They couldn’t have been nicer!
I only have two criticisms which I think other guests and the hotel should be aware of:
1) The arrangement Kasa Hotel has with a beach club is a bit misleading. Kasa Hotel said its guests would have complimentary access to the club with a “suggested” spend of $20 per person while there. Arriving at the beach, however, multiple people made very clear that the $20 minimum spend was mandatory. On top of that, the club charges 50 pesos to use a towel. Good thing we had towels from Kasa Hotel in our car. Another thing: if you plan on driving to the beach club in your own car, the parking attendants are not aware of the relationship; we were only able to park for free by convincing them in Spanish and giving a tip. The whole experience was a bit disappointing and made us question if Kasa Hotel and the club really had a special arrangement for access for its guests, beyond providing a shuttle back and forth.
2) Despite having a lovely and spacious room, it had no furniture in it aside from the bed, meaning no tables, chairs, desks, or small sofa inside the room. We found that very odd and made it a bit hard to find room to put our things down.

This is one of the most beautiful hotels/resorts I have ever visited. The décor all the way down to how good this place smells is a win for me! This place is tranquil and private unlike those big mega resorts. It was the perfect place for my family gathering and the staff brilliantly hosted all 21 of us.
The suites are huge and worth every penny. The penthouse with the upper deck with the pool and eating area is amazing! I recommend booking a suite even if it's a one bedroom because they are like full size apartments and worth every penny!
Now let me get down to the best part, the STAFF!!! I was firsted impressed when Eduardo our concierge reached out to me the day before I traveled to introduce himself and to ask if we needed anything prior to our arrival. What a nice touch! I've stayed at places that supposedly have concierge services and they really don't concierge anything! However, all you had to do was reach out to Eduardo via whatsap or stop by the front desk and you will be accomodated. Your wish is their command, basically. They were so accomodating and really went out of their way to assists and take care of us. Thanks to everyone for making out stay an enjoyable and unforgettable experience!!!!
The restaurant although small, can accomodate almost any request. The food was good and well prepared. They even took suggestions from us on how to prepare our meal one night and nailed it! Great job to the staff who had to put up with all of our food request, etc. You all did an amazing job!

We stayed with an extended family and thoroughly enjoyed this beautiful and very well appointed villa that is part of Kasa Hotel Parota. I wish TA would allow to leave 4.5 stars, only a few minor issues taking away from a full 5 star experience.
Kasa Feliz is a gorgeous, well designed and stocked villa. It has everything one can wish for (except dishwasher). The bedrooms and commons spaces are thoughtfully appointed, the kitchen is stocked with every amenity, it’s truly a pleasure to stay there.
The location requires a car or use of taxis (we stayed as an extended family so made use of both). Breakfast was included and was excellent. All in all it’s a fabulous place to stay. The front desk is a very pleasant gentleman who was very responsive to our questions and requests.
The half star I fell I needed to detract is for a couple of issues that may or may not affect your stay: 1) Wi-Fi is nearly impossible to use no matter how many times the hotel tried to fix it; Between poor Wi-Fi and cell reception, it was challenging to research and book activities, never mind work, as we planned to do; 2) the housekeeping (daily housekeeping was included in the cost and was needed for fresh towels among other things) was a bit spotty. They would not come the days the were supposed to, the hotel was not able to send at least fresh towels when we were out and would come in too late in the day to wash and dry existing ones, and when they came they didn’t necessarily replace all the needed items like face towels or bath mats. Concierge was out during our stay so no help there. Occasionally when we asked the front desk to call a cab from a location we were told they could secure a cab prior to our departure the answer was it’s not possible. So bear in mind that if you are relying on taxis, you will need to find a cab yourself on the return to the hotel. Not an issue but it was a bit startling after we were told that of course the hotel could call us a taxi from wherever we were heading to.
All of the above is very minor compared to how gorgeous the villa was but it did take away from a full 5 star experience.

Surrounding the hotel is tall typical Tulum green palm trees and everything smells clean and fresh. The immediate vibe is very earthy and grounding, taking you into a state of peace and balance. The hotel itself boasts luxury living and invites you to imagine life LIVING in Tulum with all the amenities you would find within your own home. You don’t feel like you’re on vacation but rather like you belong here. The staff are so friendly and I love the idea of being able to text the reception for anything you need. It makes connecting very simple! The breakfast from the breakfast menu is excellent, my boyfriend and I both commented on how much flavour was in each dish! I would highly recommend this hotel and can not wait to try out more hotels in the KASA brand! Great first impression!!

We enjoyed one week at Kasa Parota as a getaway. Definitely some pros and cons with this spot. The welcome cocktail, Balero, is delish! We had one everyday and loved the fish tacos. Unfortunately there isn’t much more to love about the restaurant choices because there is only one. We honestly used the hotel as a jumping off spot even with the penthouse suite. The pool was chilly and with construction nearby it isn’t exactly scenic. The central location does allow you to go downtown where the prices are reasonable as well as the touristy beach spots. The bikes were a highlight and we enjoyed exploring downtown as well as the beach (keep in mind it’s farther than you think). The Mia beach club was a great option for relaxing by the beach. Definitely more scenic than the hotel and great lunch options. Monsi at Mia was a huge help with our bikes and remembered us each time we came down to enjoy the sun & sand. Our biggest highlight was Valentine and his recommendations. From a cenote tour that was perfectly our speed, to coffee spots, mojitos spots, restaurants and honestly everything else. Valentine made us feel like family and we even ran into him and his dad at one of his recommendation spots. A true sign his recommendations are practicing what he preaches. Really can’t thank him enough for all he did to make our stay memorable.

SLH benefits:

Breakfast - one drink, fruit plate, bread basket, and one entree
Late checkout 3pm (was told they can only do 1pm and any later would be an extra charge, wtf)
Pros:
Omar is absolutely great, I would give this hotel a 1 star if it weren’t for him.
Cons:
Walls are paper thin, we can hear conversations from the next door. If privacy is important to you, do not book the superior room or stay elsewhere.
Location - it’s not walking distance to tulum downtown or the beach. Uber is not allowed in Tulum, therefore the taxi runs a monopoly. Cost us 150 pesos ($7.50usd) to go from the hotel to downtown (less than 10 min drive, outrageous)
There’s not much to do around the hotel, there are several condos/hotels under construction, I’m sure in a couple years this location would be vibrant and lively.
You can book an Airbnb at one of the condos with access to a roof top pool and free bicycles for fraction of the cost, roughly 30%. This hotel charges 200pesos ($10usd) to rent a bicycle.
Advice: if Tulum Beach is out of your budget, book a hotel closer to downtown. We are now at Kanan on Tulum Beach and wish we didn’t waste 3 nights at this hotel, but I needed the Hyatt night credits.

Small boutique hotel in a residential, quiet area of Tulum. Front desk and security staff are very attentive and helpful. Breakfast is included (juices, mimosas, breads, fruit, and a main breakfast entree). A couple of things to note: the walls in the superior room are somewhat thin (I cannot say the same of the penthouse/studio rooms). Also, because this is an eco friendly hotel, you don’t flush toilet paper down the toilet. It will go in a waste bin.

I went there just a quick secluded retreat and I have to say these place is AMAZING!. The welcoming staff is very friendly, knowlegeable and on point. They were on constant communication since our reservation to ensure all was good. The architecture and decoration on the room are superb. Very well curated and clean. The kitchen included all the hardware necessary for a quick cooking, or make your own romantic dinner. They curated a nice selection of local Tequilas and Mezcal available for purchase in the room. The housekeeping did a great job keeping everything neat. But the Wow factor is the private pool in the rooftop of our room. If you can spare the money for it is definetly worth it. As well as the main pool downstair was great. The small restaurant downstairs have a great service and selection of food. Because is located inside a natural reserve it can get confusing to first get there but once you are in the location is all great.

Hello friends. I recently spent 4 days at the Kasa hotel and I enjoyed my stay there.
I have a few set backs I will mention and I’m sure in time they will work to make those issues better. The first one being- the room I stayed in did not have a chair, nor one for the porch also the shower needed a door for the shower because the water most time found it’s way onto the floor.
Now for the good. The staff working at Kasa were really nice and friendly. They make you feel welcomed as soon as you step out of your taxi with your suite cases. They hand you a free bottle of water and a free alcohol beverage at the bar. At night the maids came to my room to open the bed sheets and handed us some chocolates. Never have I felt so welcomed before. At Kasa they have available free push paddle bikes that you can use. They are a bit banged up well some are.
Kasa is a fairly new hotel and the area is still is developing so I suggest that you rent a scooter or a car- being that most things are not in walking distance. I rented a car for $40 US a day, but if I had done this in advanced I would’ve gotten it a lot cheaper! So that’s a heads up!

A boutique luxury hotel in Tulum located half way between the beach road and downtown Tulum. Kasa hotel is in a quiet more residential section of tulum. Perfect for our family stay!
Kasa Hotel is the space and price of an AirBnb but with all the perks of a luxury hotel: daily breakfast and house keeping, on-sight restaurant and large swimming pool. The apartment style hotel room was great for traveling with kids so everyone can have their own space.
Our suite had two large king bedrooms each with their own bath, a large living and dining room, a full size kitchen, large balcony with seating as well as a rooftop patio with our own plunge pool.

Kasa Hotel is the space and price of an AirBnb but with all the perks of a luxury hotel: daily breakfast and house keeping, on-sight restaurant and large swimming pool. The apartment style hotel room was great for traveling with kids so everyone can have their own space.
Our suite had two large king bedrooms each with their own bath, a large living and dining room, a full size kitchen, large balcony with seating as well as a rooftop patio with our own plunge pool.

There is no extra charge for room service on the regular menu, only for the included breakfast, we apply a charge of approx. 5$ (according to the exchange rate) for delivery.
