We have just finished a 7 night stay in Baileys condo 7205.
It is exactly as pictured in the photos and the view is superb. We loved all the supplies which included all the basics like sugar and dish washing liquid. The condo was cleaned every other day which was great. We loved having room to spread out, the ability to do all our washing - much needed after a few weeks of travel. The position is fabulous and you can walk everywhere but escape the hustle and bustle of 5th ave in a couple of minutes. The pool area is lovely with plenty of lounges and even a bar which serves some food. The beach area is also gorgeous.
We had wonderful massages in the hut and I would rate it as one of the best I have ever had.
Overall this is a great option and was a perfect base for exploring the area.

This is an amazing condo and loved it but the rental company dropped the ball and rented even though the condo below was being demolished and the noise was out of control. Banging, drilling, sawing, the walls were shaking and we couldn’t sleep! Rental company was very wrong to allow this! Did not offer to move or refund. 5 Star rental in Colorado the rental company, please beware. 5 Star rental do not get any stars but Xamaha is beautiful.

We LOVE staying at Baileys 2 bedroom condo, #7205! We travel this area extensively and it is hands down our favorite place! You get everything. The amazing liberating view over the gorgeous grounds and Caribbean Sea, close proximity to Playa Centro or the entire Riviera Maya, as well as being situated in the most tranquil, beautiful and charming neighborhood in the entire state. The unit has been tastefully updated and is equipped with everything you could possibly need for the perfect beach vacation. It's top floor location means it has gorgeous vaulted ceilings, which we love. Bailey is a pleasure to work with and her property is flawless.

We stayed in 7115 for 4 weeks in January and were very happy with the unit and condo complex. It is within easy walking distance of the main restaurant and shopping area. Oscar, the unit manager, was quick to respond to any request for assistance. We were so satisfied with our experience, we will be returning in 2021.

Had a very nice time again at unit 7205. The unit was refurbished about a year or two ago. Has a nice view of the grounds, beach, and the boats coming and going. We always enjoy our time here and hope to be back again soon!

I reserved, confirmed and paid for my entire stay upfront at the Xaman-ha condo #7214. A few weeks after the check was received and the reservation confirmed, the agency told me the owner decided to stay the entire month of November since it was the "slow season". Even though I stated that I had already paid for my airline tickets and had paid for the entire stay in full for my week in November, I was told I would not be accomodated. The agency tried to sway the owners. They never even bothered to respond or provide any sort of stipend for my trouble.

BEWARE of this particular condo and the owners. They are not honest people. They will kick you out even after you confirm your reservation on their whim.

Dear Odiebenny, I am the owner of condo 7214 at Xaman-Ha, Playa del Carmen, and only now have I become aware of your experience with our condo. It is useless to say I am very sorry for what you went through. Nontheless, I would like to shed some light on what happened. Every year in November we occupy our condo because there is the annual property owner's meeting. This meeting is held in this period since 2001. The property manager rented you the condo knowing that we were going to occupy it, as every previous year. Shortly after your bad experience, we terminated our relationship with him and we now have a new property manager. The dishonest party in this story is our ex-property manager, who was absolutely uncapable of running our condo properly. Nevertheless, I fully understand your anger following your experience and I want to compensate you by offering you a complimentary one-week stay at our home in Xaman-Ha next fall. I would very much like to contact you personally and show you that I am not the dishonest person you described in your comment. This facility is a very nice blend of services. While it is technically a rental from an individual, it still has maid service periodically and has a service desk similar to a reception area. There is a nice pool, right next to the ocean. It has a pool bar with different bar keepers some very friendly some not so much. There are mens and ladies rooms right where the pool meets the beach.

When you rent a house in Playacar and go to the beach you either have to bring your own chairs or sit on a towel. Here, you have your own lounger as part of the condominium association. They do not allow you to take them to the waters edge however. Your room is close by so you can go back for food and drinks easily.

If you remember the Playacar beach, which I always thought was public, IT HAS CHANGED.
There was a long beach that went back almost to the roadway. That is gone. Someone is building houses there now... You still have an area where you can lay on the beach or walk the shore line.

The beach in front of the Xaman Ha is untouched and was beautiful when we were there. The pictures on Google Earth show the water up to the wall where the Xaman Ha pool is this is no longer accurate. To get a view of the beach as it exists now use the webcam at the Playacar Palace. Xaman Ha is right behind the camera. It gives you the general idea.

Do your research on the individual condo you want to rent. Ours was a typical rental, adequate, reasonably equipped, but may broken items and general carelessness.

It served us well, we cooked breakfast, made lunch and went to town for our dinners.

Speaking of town.... When you stay at the all inclusive resorts and go to town you miss the entire dining experience of Playa Del Carmen. Unless you pay for dinner twice. Staying at these condos is a nice way to kind of meet in the middle.

We did have a little accident in town and spent the day in the Hospital Generale. NOT RECOMMENDED. Please be careful, the hospitals, while somewhat inexpensive are really substandard to what you would have in the USA.

It appears that most of the condos have a good view of the ocean from the balcony or in the case of our three bedroom condo the two balconies. Consider that when you look at these condos, they are "Ocean View and Ocean Front" When you factor that into the cost it seems much more reasonable.

If you are a beach walker.... this will be absolute heaven. One way takes you to town lots of activity bars massages concerts etc. The other way goes for miles. First it passes the playacar rental homes then the all inclusive resorts and then on for miles after that.

Please don't tell too many friends... I want to be able to rent one next year.

Our family of five, including children ages 15, 17, and 20, recently returned from a week's stay at Xaman-Ha. We had unit 7115, "Condo Azul," owned by Ginger Juhl and managed by Mexico Escape. There are many photos of this unit on various websites but I've included some as well so you can see it really is that nice!

This is a two-bedroom, two-bath unit located on the second floor of the center building, directly facing the ocean. The unit has a large balcony fronting the living room and master bedrom. The view from the balcony is unbelievable! It was great sitting out there with coffee in the morning or margaritas in the evening, looking out towards Cozumel--you can even see the cruise ships docked over there. The complex is attractive and the grounds are well maintained. We never saw the agouti-related animals (found out they're probably called tepezcuintle) others have seen here, but did see them at the small jungle area you pass when you walk to 5th avenue.

The unit is beautifully decorated with a calla lily theme and nice wood and tropical furniture. The master bedroom is very large, with a king size bed and its own bathroom. The use of Mexican ceramic for the sink and accessories is very pretty. There's plenty of storage space with a large closet and dresser. The second bedroom has twin beds and a shelving unit for storage. The closet has been turned into an enclosure for the washer and dryer, which are available for use for $25 per week--a little pricey but very convenient. The kitchen was totally remodeled two years ago with nice cabinetry and granite countertops. The kitchen has all the small appliances you'd expect and is well stocked with kitchenware. This unit has an oven; not all the units at Xaman-Ha do, from what I've read here, though we didn't use it. The kitchen was great for preparing all our own breakfasts and picnics to bring for lunch on our excursions (recommend bringing a collapsible cooler). We ate out every night in town, as it was fun to explore the restaurants and shops along Avenida Quinta, only about a 5 minute walk away.

The management of this unit sent a rep by the first couple of days, and he took care of any concerns, which were minor (such as a broken toaster, immediately replaced). The only downside was the sofabed, which was horribly uncomfortable (you could feel every spring). Our kids ended up rotating sleeping there, only after after piling it high with blankets for some cushioning. We did bring this up to management, and I sincerely hope the sofabed is replaced.

The tile floors in the unit help to keep it cool, though with August's high heat and humidity, we greatly appreciated the good air conditioning--remote controlled units in both the master bedroom and living room, and a small, somewhat noisy window unit in the second bedroom. Although roofing work woke us one morning, overall the complex is extremely quiet. It's located on a side street within a gated area, and there is also good security at the complex. We saw many families here, but the pool area (two nice pools connected by a bar) was never crowded or noisy. The bar was only open two days during our stay, so I'm not sure what its schedule is. The beach right in front of the complex is nice, with calm waves, though no shade. We rented a jetski at a place in front of the hotel next door--great fun!

We visited Hidden Worlds (fantastic cenote park), Coba, Yal-Ku and Akumal, and Tulum. With the exception of renting a car one day to drive to Coba (about two hours away), we got around using the collectivos--the local van system, which you can pick up only a short walk from the condo. You can go anywhere along the coast for only 25 pesos per person each way! The ADO bus is great for getting to or from the airport ($8 per person), or you can use a private van service if you arrive outside of bus hours (about $60 and up).

All in all, we had a wonderful, relaxing stay at Xaman-Ha. The location is perfect and the complex is quiet and well maintained. We'd love to return!

Just recently went to Playadel Carmen for 1 wk. in 2/06 and had our first experience with vacationing/staying in a condo. Upon entering the condo I tried to put my disappointment in check, from the rusty door, to the excessive mold in the grout on the countertop and mold on the shower curtain. However, my family seemed to be o.k. with these issues so I sucked it up. Well the next morning my husband hopped out of bed cursing at a cockroach that had crawled up and into his arm pit.Additionally, my two adult nieces said they felt something tickling their feet the night before and in the a.m. found many cockroaches in their room. This encouraged my otherwise highly tolerant husband to go with me to complain to the management. Well, at first they were going to give us a 10% discount.. I just wanted to be transfered, however they said they had no open condos to transfer us to. Since we continued to be dissatisfied they said they wouldn't give us anything since we were going to be unhappy. Instead they sent someone out to fumigate. (needless to say every cockroach in the place came crawling to get air in the next 4-5 days.) They seem to come out mostly at night and would be half dead by morning. It was sooooo sick!!!! To top it all off we had 5 children with and I am allergic to cockroaches of all things. What a bummer!!!! The management was horrible and I would never recommend this place to anyone. I have been to different parts of Mexico 5 previous times and have never had such a horrible experience. So I just had to let someone one know....beware of Playacar Beach Properties...Xaman-Ha especially condos 7021 and 7017.

Though this review was two years ago I would like to point out several things as the owner of unit #7017. There were apparently two families in this party renting two different units. The circumstances they explained were not in #7017 but in the other.condo. The people in our unit had no complaints what so ever. Our condo was completely remodeled in 2005 with marble kitchen and baths, new furniture,central air conditioning, etc. We keep our condo impeccably clean offering daily maid service. I am very sorry this family had such a bad experience in her unit, but I have never had any complaints what so ever about ours. We have many repeat guests and our guest book is filled with compliments about our home!

Three families rented two-three bedroom condos at Xaman Ha between Christmas and New Years. I rented one of the Condos from Ginger Juhl, and one of the other families rented from Playa Beach Properties.

The accomodations were wonderful. The beach was quiet and private. If we wanted to experience the beach scene (like our teenagers did) we could just walk 5 ninutes to the other side of the ferry pier. But if you were tired of the crowds and wanted to relax on the beach, this was the place. The grounds and pool were well maintained. The pool has several levels so there is something for every age. Plenty of lounge chairs for sunbathing. We got oversized beach towels from the condo so we were set.

The condo was just like we saw in the pictures on the internet. It was clean, and we had maid service every other day. It worked fine for us, since we cleaned up after ourselves. We had a washer and dryer in our condo but didn't really need it since we wore mostly bathing suits. We only packed a couple of shirts, shorts, and bathing suits--kept it simple and casual. Don't expect to cook big meals in the kitchen since there is only a cooktop and no oven. Besides, with all the restaurant options just a walk away, why cook?? There is a Walmart within short taxi drive to get all the snacks and stuff you need. That is the place to get Cuban cigars at a fair price. (The street vendors sell fakes.) If you want convenience, then go to La Bodeguita Del Medio, a Cuban Restaurant/Bar. A little pricier but at least the cigars are genuine Cuban. (They also have a salsa band and provide free salsa lessons on Thursday nights--we did it and had a real hoot!)

The location was perfect because we could walk to the downtown district. Very convenient. We found the prices in Playa restaurants to be similar to the states. That is because they cater to the tourists. Go a few blocks off the beaten track for some great Mexican food. Example: We went to one restaurant downtown and the bill for 13 of us was over $400US (appetizers, tequila, cerveza, dinner and dessert), while the next night we went off the beaten track and the same stuff only cost us $130US. The latter was more fun because no one in the place spoke english and the menu was in Spanish! Good thing one of our teenagers studied Spanish and could translate the menu for us. (Sam ordered Red Snapper and got the whole fish--head, tail and all!)

Xaman Ha was picture perfect and was everything we needed in a place to stay. The people staying there were very friendly. Many families. We would go back there in a New York minute. If it was a Mexican minute, we would never get there. Ha Ha (Patience and understanding are a virtue in a foreign country!)

PS: Don't take a taxi from the airport. The ADO bus is air conditioned, and only costs $6.50US per person each way. The bus station is only a few blocks from the condo. You can take a taxi for four dollars to the condo or walk (which we did) You can get advanced tickets for the trip back at the bus station.

No concerns but always wise to be careful. XamanHa is a small condo property. Very safe. No bar except for the pool bar and Robin is the bartender - no problems there. The stories I've seen about alcohol poisoning were from larger resorts. Even so, likely very rare. A single woman staying alone at a large resort would want to be careful; otherwise not really concerned. Playa is safe. However I would not recommend being out late anywhere in MX.

you are on the second level and will have to back track somewhat towards the lobby but not all the way. There is staircase that is in the hallway before the lobby. We stayed in 7021 and had family on second floor.
