We stay for two weeks in this Hotel which is very close to North Beach. Excellent staff! Super clean! Anel was super helpful, she gave us tips to venture around the island and recommend local Restaurants. Also, the owner Gabriel was at all times checking on us, making sure we were satisfied with our stay. Housekeeping did a great job, our room was spotless everyday! The location is just at the right spot, you have all amenities near by without the noise of being around the bar areas. Just a block from the malecón , a block from the a market, 2 blocks from the grocery store, 6 min walk from Playa Norte, which Is the best beach in all Quintana Roo. Bars and restaurants one block away and 7 min walk from the Port. I was with my Husband and my 3 children ( 14,9 and 8 ). I totally recommend this Hotel! Karla Mercado

If I could leave zero stars I would. 100% the worst customer service I’ve ever entailed in my whole life. Stayed for 2 nights and they tried to charge us for 3. Miscommunication due to language barrier on both parties- the receptionist started shouting at me during our conversation about checking out and laughed at us in our faces on the phone to the hotel owner. I’m so disgusted. On top of that- we had no water in our shower the first night and no water to flush the toilet the second. No WiFi in our rooms as promised and a cockroach during our first night stay. I do not recommend this place at all. I found it through recommendation on google reviews but wish I hadn’t. I even apologised for the inconvenience but she refused An apology back and laughed at mine. They wrongly kept our deposit when we didn’t use their room. Extremely money grabbing. We aren’t made of money and they acted disgustingly.

Stayed 2 nights and they tried to charge us for 3! We had proof of our Airbnb we stayed at the 2 nights before and they insisted we moved in before. Absolutely appalling behaviour; the receptionist started shouting at us! Unbelievable! AVOID AT ALL COSTS! They flat out refused to give our deposit for the room back. One of those two days we didn’t even have any water. What a joke.

The best hotel and a 3-5 minute walk to PLAYA NORTE. We will always come back to this hotel. Rooms have been Beautifully remodeled. Our JR suite had ice cold AC, fan, fridge with a freezer, toaster, coffee machine, microwave and dishes. Small dinner table and a sink. Bathroom was squeaky clean and great wifi. Plenty of storage space for our beach wear. And they have beach towels as well as beach chairs included in the price of your stay. Always feel safe and Gabriel the owner is quick to respond to our requests and questions. I would book directly with him as you get the best prices. This is the direct email xbulu.ha@gmail.com I have friends from Canadá that have already booked 3 weeks in January 2022. If you are looking for something clean, safe, reliable, 5 minute walk to playa norte, and a block from Caribbean Sea, another block from busy Hidalgo street this is where you need to book. XBULU-HA

We love this hotel! It is conveniently located and close to everything, including Playa Norte. Hotel manager Gabriel was a pleasure to work with when we had to reschedule for two days later than our original check-in due to Hurricane Delta. Check in was a breeze. Room was CLEAN, the AC worked great, the shower had great pressure and hot water. The staff is very friendly and accommodating. They provide beach chairs and towels which is definitely a plus. We come to the island often and even though this was our first stay at Xbulu-Ha, it definitely won't be our last! As a matter of fact we are booked to stay here again in Jan. If you are looking for a clean, quiet, comfortable stay with everything you need in a convenient location then this is the place for you.
