Nestled close to tranquil swimming bays and vibrant nightlife, Fiesta Americana Cancún Villas is a hit with guests for its prime location and family-friendly atmosphere. The rooms are often lauded for being spacious and clean, though there are occasional mentions of dated decor. While the beach and pool areas are kept spotless, and the service earns high marks for staff attentiveness, some visitors note that the nighttime entertainment can be loud. The amenities, including the pool and beach access, are generally well-received, although a few guests report aggressive sales tactics and suggest updates are needed. Opinions on value vary, with some guests finding great deals and others feeling underwhelmed.

We really enjoyed our stay here! The resort was spotless. The staff were friendly and eager to serve you. There are activities for the kids, kayak and jet ski rentals just a few yards away. The beach was magnificent - soft white sand and crystal clear water. We felt very safe having our kids swim here - the water was shallow and depending on the weather, very calm. Day trips to other islands and attractions can be organized right from the resort. Shopping and restaurants are close by if you choose to wander around the area. The rooms were clean and spacious. Everyone was friendly and helpful. We will definitely recommend Fiesta Americana!

We were there for the month of November 2019. It is always great to arrive at FAV with hugs from ole friends/staff. Manual Sanchez, Mgr, has done a great job updating the hotel. We do miss the original typical Mexican outside paint color as do other old time guests. The lobby has been transformed to a more welcoming modern look which is a big improvement. Our suite had been freshly painted and our housekeeper, Maria Santes, didn't disappoint with a gorgeous color rice design on the bed. She is a person of detail and always takes great care of us.
The pool entertainment was their usual loud bass annoying music with very little entertaining. A schedule is posted on each floor with the week's activities and usually they only managed water aerobics and bingo. None of the games. It would be better not to advertise or else remind the pool guys to follow that schedule!
Nefi, Penfilo, and Cesar were great each day greeting us at the towel palapa and full of Cancun things to do.
But the best welcoming group is the pool/bar staff: Ignacio, Rafaela, Wendy, Elsi, and Valdivieso! Always a hug, smiles, laughs, and never forget what we like to eat and drink, great social skills making everyone feel at home.
Oh, best massages by Fabiola!!! Thanks for a great vacation...

Thank you so much FAVC for our trip. I was a little concerned traveling during these times but the level of sanitation at this resort was top notch. From our transportation sanitizing our bags, temperature checks at the entrance of the resort, sanitation stations available throughout the property and every staff member was wearing both a face mask as well as a face shield...I never felt uncomfortable. Our concierge Edwel was so pleasant to work with and made us feel at home the entire trip. He is very passionate about his job and it shows.
Once we arrived to our room it was perfect FAVC condition as always. Our time was spent mostly at the pool and beach. There were lost of activities available for our family (aerobics in water, yoga, basketball, soccer games, basketball and bingo to name a few). We enjoyed the cabana by the pool one day where Wendy was our waitress. Let me tell you about Wendy...find her! She was very fun to talk to and made our stay that much better. She was also our waitress at La Palapa and she remembered us and our room number which was pretty amazing to me. Working along side of her was Marco, Gaudencio, Antonio, and Francisco which were all very attentive and a pleasure to be around also.
We enjoyed drinks at the lobby bar one night where we met Jose. Jose makes the best mojito I have ever had! He even made us a special shot called a bumblebee that was pretty delicious. Thank you Jose for a great night with good conversations!
La Bodega, an on-site steakhouse, was very nice. The portions were more than adequate for the price and even the Executive Chef Abisais came out to greet us and speak with us about our meals. The room is and open grill concept with an upscale feel.
Lastly I would like the thank Mayra for an amazing massage treatment at their spa. She did an AMAZING job!!! I almost booked another massage before leaving that is how magical her work is!
Thank you to all that made our stay so amazing. We have been coming to this resort for many years and it continues to improve everytime we come back, very impressive.

the view from our room was spectacular the pool are and ocean double balcony little to no seaweed and water was clear. just not a lot of chairs beach are tiny
.Check in a breeze so friendly. lots of covid precautions extra sanitizer.
the room overall was great we had a 1 bedroom apartment.the kitchen lacked cooking space an oven and was badly dated little or no utensils and no coffee makerWe bought a small coffee maker
the bathroom os large but if you have mobility issues you will have real trouble climbing into the tub to take a shower.
service was top notch room service was speedy at a 15% surcharge ouch!
mixed drinks were not good syrupy and little alcohol. The last issue was with the buffet breakfast 25.USD for an omelette and coffee when i asked the manager about the pricing he said those are our prices you can get an omelette and pot of coffee room service for under 300 pesos figure that one out
We would go back just on location alone and service the beach servers Max Martin were top of their game we would have to look harder for a better 1 bedroom apartment

I just returned from two weeks at Fiesta Americana Villas, another awesome experience. They are limited to 30% capacity so we had the place to ourselves. Many of the local restaurants were not open yet so we ate at the hotel but they have great food. Shopping was also limited with many places closing early. The hotel was great as always. Everyone was wearing a mask and shield to protect the guests. They take your temperature before they let you enter and give you hand sanitizer everywhere you go in the facility. Every night they sanitize the entire facility inside and out, including the beach tables and lounges. As always the greatest part are the people who bend over backwards to make sure you have anything you need and feel welcome. I can’t list all the wonderful people there but special thanks to Jonatan and Wendy who made my vacation exceptional.
The only minor inconvenience was the water level in the pool was less than normal.

We were two of the earliest arrivals at Fiesta Villas after they re-opened and we were delighted to see all of the precautions put in place for social distancing, including all the staff wearing masks and shields, cleaning, temperature taking at the entrance and total cleanliness everywhere. We immediately felt very safe and welcomed by the congenial staff, who were responsive to our every request. The swimming at the hotel beach is fantastic, with a lifeguard on duty most of the time. The fitness room is immaculately maintained, with sign up times to make sure everyone has their assigned time. We sampled some of the fare at one of the restaurants (breakfast and take out) and it was delicious. Free laundry facilities on our floor were appreciated since we were staying for 11 nights. We were in Cancun to continue dental work at a clinic (close enough to walk to in the Caracol Mall -- a superb, technologically advanced clinic we would highly recommend) so our needs were perfectly met by Fiesta Villas and we hope to return there. We were made to feel like family. Muchas gracias!

It had been 4 years since we had used our FAVC membership at the FA Villas Cancun, yet Alexandra, our concierge met us at the door as if we had come home. Raphaela, our waitress remembered us and helped catch us up with other staff. We valued Raphaela’s service over the many years as she and Sylvia took care of our food and beverage needs on the beach. Unfortunately we only saw Raphaela in the Palapa restaurant as she was not on the beach for our week.
Ignacio made sure we understood our dining options. We ate at 2 restaurants on the grounds: Mexicana Cocina Fusion with Pedro and Sophia making sure we had an excellent mexican dinner and La Bodega where Martine made sure we understood our steak options for one of the best dining experiences of the trip. My husband said he would eat at Mexican Fusion again, but could live at the Bodega.
We enjoyed the many options on the continental breakfast bar with multiple pastries, fresh fruits, yogurt, smoothies and deli items at the Palapa just off the beach. There Raphaela, Gaudencia, Pedro, Francisco, Rosario, and Liliana made sure our coffe cups were filled and plates refreshed. They helped us with our Spanish when we fumbled and could not have been more gracious.
Though we did not take part in any of the many activities, Jorge greeted us warmly each day. He was very impressive working with many of the young kids playing basketball and ping pong.
Our guests traveling with us felt at home and are hoping we bring them back. We definitely will!

First off I want to say that the staff was so amazing. They made our stay so much better than I could imagine.
The little restaurant by the beach has great food and you are well taken care of by the waiters and waitresses.
Thank you Sharon, Pedro, Santos, Erick, Juan Carlos, Aaron, Marcos, Victor, Wendy and Gener, you guys were so much fun! And you took care of us after nights of too much tequila haha, Thank you so much!!
The rooms are nice and most have a great view. The rooms are cleaned and disinfected everyday, the cleaning staff is very courteous and even organizes your mess haha. There is a laundry room on every floor and detergent is available at the gift store which also has a computer and printer available. There is a gym and spa although appointments are needed. The spa massage is amazing, they take all the steps to make sure you are totally relaxed, although someone happened to be operating a weed wacker right outside the whole time but didn't let it bother me. The pool is big with a swim up bar and three hot tubs in the middle. Kid friendly pool sections and a great life guard that keeps the place lively. The beach is nice with lots of chairs and tables although walking down to the water is a little tough because of the rocks and algae, but oce in the water is really nice sand. There are promotions for jet skiing, boat trips to the island and trips to the cenotes which all are really fun and we enjoyed alot. They take professional photos during your trips that come out really good.I really love this place and can't wait to go back!

Had a large family event with family in three separate villas that we stayed in for over a week. The property is nice, clean and well maintained. We‘ve had the pleasure of staying at mega resorts and this one may not have the luxury of those but was well kept and comfortable. Special thanks to Ignacio the Pool manager who helped us plan our family event before we arrived. Him and Miguel manager of Palapa restaurant were very attentive during the event and after. The most welcoming of the group had to be the guys at Valet, Carlos and Vicente were always welcoming when we arrived and were quick to get us our car when we needed it. The other person who should get special recognition is Anastasia in housekeeping. Our room was noticeably cleaner when she was the person in our area. The only hiccup we had was check out. I requested and was given a late check out (1pm) from the front desk. That message was never conveyed to housekeeping and was told I needed to leave the room by 12:30, so was rushed out. At that time we asked for bell service to come and get our bags at 2:40 from my sisters room. 2:40 came and went so I called the front desk. Once again was told they would be sent. 2:50 came around and I had to leave so I took all my bags down on my own. When I talked to the employees in valet that handle bell service they were told they were not informed. I think these two examples of miscommunication from the front desk need to be addressed.

Check in went smoothly, except they will not make any rooms available until check in time at 3:00 pm. After check in they give you and overview of the hotel where they begin to discuss the club options.

The room is very comfortable and spacious. There is a small kitchenette, iron, ironing board, closet, shelves, table with two chairs, dresser, night stand, very large TV (probably 50 in) and safe. The air conditioners work well, you just have to close the curtains for the afternoon sun. There was no hairdryer in the room, but probably would have been available if I had asked. Elevators are in good working order and stairs are spacious. The sanitation crew arrived after we were in our room, unfortunately we were already settled. Staff in the resort continuously remind patrons to wear their masks when interacting at desks, etc.

A nice surprise were the laundry facilities on our floor. In addition, they were free.

Staff at this hotel are exceptional. There is plenty of staff if you need anything, they are always friendly without being pushy.

Then hotel organizes some fun pool activities. The pool hours are 8a–8p. The water in the pool gets a little hot in the afternoon.

The ocean/beach was accessible by stairs via 3 entrances and the ocean was cool and fairly calm. There is a life guard on duty during the day and security 24 hrs. The shallow sand goes out a long way before getting deep and there are bouys that keep the boats and jet skis out while giving a safe distance for hotel guests.

Most of our meals were at La Palala. On arrival the first few meals were excellent and wait staff were happy to advise. On one occasion I ordered the same meal but it was not well seasoned or cooked thoroughly. I would imagine there was probably a different chef.

Even if it is not on the menu, you can order whatever you like. My favorite were the Baja Shrimp Tacos and queso fondido. Room service was great for late night meals and ice cream! For the breakfast buffet the fruit was wonderful and coffee was hot. I would advise ordering eggs or omelets at the grill as they come out hotter than the buffet items. I especially liked the pork stew.
