Maria Condesa is a cute boutique hotel. It is not a 4-star hotel though (by definition, I think a 4-star requires amenities like a pool, fitness center etc). There are 3 fundamental things one needs for a comfortable stay: 1) Comfortable bed: This hotel's rooms and beds exceeded expectations on this dimension. Firm beds (that I personally like) with great housekeeping staff. Overall very neat and clean and well maintained. 2) Fully functioning bathroom: I loved their showers. Some recent reviews I saw had complaints about no water in bathrooms. That was probably an isolated incident and I had no issues during my stay in July 2023. 3) Fast internet: This is where I take a star away for my review. The internet connection was spotty and unreliable. The hotel needs to do a better job upgrading their internet. Apart from these 3, one other thing to mention is the staff. Extremely helpful and friendly bunch of people. All of them (especially Mar) went out of their way to help me for various things during my stay. It made up for the internet.

Hotel became uninhabitable when they ran out of water for 12+ hrs (no bathroom, shower, etc.) - had to find another place to stay early in the am and never received a $350 refund from the hotel. Sounds like they haven't been maintaining their hot water tank properly, as they told me they experienced the same issue 2 months earlier. You can stay in a much nicer place for 1/3 of the price in this neighborhood. This hotel was tacky, the shower sucked, breakfast sucked, and the a/c didn't really work. I regret staying here.

Stayed here and for the most part found it to be a nice place. Had a bit of an issue coming in because they kept mixing up the reservations and the prices posted online were way higher than reality, but it eventually worked. The issue came on our last evening there. We returned home and the water was completely shut off to the entire building and stayed off until mid-day the next day when we were leaving for the airport. So showers didn’t work, toilet didn’t work, really not ideal. When I said something to the front desk, the woman was nice enough and when I asked to be discounted she said she had my room number and name and took my phone and e-mail and would talk to her manager. Nobody ever called back. Finally after a few emails they still proposed no solution but asked for my personal bank account information, which was odd, and then stopped communicating. I know people who have liked this hotel, and the sauna was a good touch. But there are other reviews noting the water goes out and to not recognize that on the spot and then fail to come through and refund a portion of my credit card charge is frustrating.

We really enjoyed our stay at Maria Condesa. We chose it primarily because of location AND the fact that our room would have a private sauna in the bathroom. It really did and it was wonderful. It took about an hour to fully heat up but then was good to go. The room was clean and comfortable, looks like what is pictured in the photos. The location is great, with a new very cute cafe just across the street (Malcriado) and tons of other fancy restaurants (NIV) or casual taco places (Tizconcito) around. Breakfast was convenient and good but not luxurious. Overall we would stay here again, knowing it is a mid range hotel and thus some of the amenities are mid range (towels, breakfast, toiletries). That's really not a dig, you just don't get Four Seasons towels at this price. I think for the price it is a good value. The AC worked well. One potentially problematic spot was the noise. We go to bed late so it wasn't an issue, but there is a good amount of street noise. In room 204 the double windows blocked out the street noise fine. However, the new restaurant (Niv) below the hotel played some incredibly loud music on a Thursday? and even with the windows and being on the second floor, we heard thumping until about 1am. I imagine it was much worse on the 1st floor. I think the 04 rooms are primarily effected as the restaurant is directly underneath those. Not their fault, the restaurant moved in recently it seems and to me they were playing incredibly loud music for a thursday and being in a residential neighborhood. But since the majority of small hotels and AirBNBs in mexico are above commerce of some kind, if you are extremely sensitive to noise you probably need to stick to a large hotel.

I was really pleasantly surprised with the location and quality of this hotel. There was always someone who was available when we had questions and there were great restaurants and cafes in the area. It was a very safe and walkable area. We ubered all around the city, and it was always nice to have this place to come back to.

We spent four days/three nights on the third floor and found it to be a great stay, especially if you're simply using the hotel as a home base for rest/overnight sleep. The bed was large, the water pressure was good, and the AC worked the two times we used it (otherwise we just opened the windows). There was a large closet with hangers, shelves and space to store your luggage. The front-desk staff was accommodating, and housekeeping was great. Loved the complimentary mini fridge! It was great to be able to take the bottled water with us on outings. My only criticisms are that the towels could be fluffier and the lighting in the vanity/sink area could have been brighter. It was tough to do makeup there. The location is its biggest plus: super walkable, amazing parks nearby, tons of cafes and restaurants. Lots of cute dogs in the neighborhood, too. Easy to get to most areas of interest via Uber/taxi. We didn't have any issues with noise (from neighboring rooms or the street) during our M-Th stay.

This hotel is a disgrace. I checked in on 24 March late evening after a long flight from London to Mexico City. After a drink at the bar, I decided to wash and shower only to find there was no water. I couldn’t even flush WC. No one answered phone at reception. Next morning still no water and other guests confirmed whole hotel had no water. It is an outrage I was not informed when I checked in. I was informed water should be restored during the day. I went to shower at a friend’s flat nearby. In the evening still no water and my local Spanish speaking friend spoke to the manager who agreed I could check out and would receive a full refund for all 4 nights. The did not want o refund via hotels.com and asked for my UK bank details including IBAN and SWIFT codes and said refund would be processed in 2 days. 13 days later I have still not received the refund. This morning I went to the hotel with my Spanish speaking friend. Receptionist said head office had only authorised 2 night refund despite the manager having offered full 4 night refund. The saga continues and if I don’t get full refund, I will need to claim back from my credit card company

I am writing this as I sit in my very, very hot room in the Maria Condesa Hotel. I checked in 5 days ago for a week long stay. When we were deciding on a hotel in Condesa, it was between the Maria Condesa and another boutique Condesa hotel. We chose Maria Condesa because, unlike the other hotel, it had air conditioning (or so they advertised). The night we checked in the air conditioning was NOT WORKING AT ALL. Unfortunately, the weather has also been quite warm in Mexico City during our stay which is great if you are touring outside, but awful if you are in a sweltering room without air conditioning unable to sleep. Also, there is a bar downstairs on the lobby floor and another one next door which have a very lively and noisy crowd until well past midnight, so opening a window for air means you won't get a wink of sleep due to the noise. What a choice! I reported the problem on night 1 and now on night 5 it has still not been fixed. Tried asking for another room but was told every room was occupied. The manager has literally tried to avoid my daily efforts to get updates which typically consist of giving me reasons why the maintenance guy didn't show up, brought the wrong tools, didn't have the right parts and on and on and on. I finally gave up any hope of having the air conditioning fixed during my stay and turned to the topic of getting a credit for having to endure a week of sleepless nights on my vacation. The manager has still not given me any answer on that and has basically given me the email of the corporate office to email my complaint and fend for myself. Oh, and on top of this, my husband and son's room (we booked 2 rooms at this disaster of a hotel) has no pressure in the shower and no hot water in the sink. PLEASE DO NOT BE LURED TO THIS HOTEL DUE TO ITS GREAT LOCATION IN CONDESA IN MEXICO CITY!!! There are many other wonderful boutique hotels in this area. You don't need to put up with this kind of aggravation on your vacation.

There were several issues from water pressure to the television not working. The bathroom shower was extremely slippery and the towels were not very absorbent. The pillows were also uncomfortable. However having traveled the city, the neighborhood where the hotel is located was great. Very trendy with lots of cool restaurants and bars.

The location is great and the staff are nice and earnest. The room was nothing special and had various issues. There was not hot water at the bathroom sink, the floor in the bathroom and shower was VERY slippery, the pillows were terrible, the TV was very complicate to operate and many channels didn't work, the cleanliness of the eating area was terrible (VERY dirty tablecloths, food debris on the floor where they cook), there are no drawers to put clothes and the chairs in the room are not comfortable. NOT a 4 star hotel!!
