My husband and I stayed at Villa Condesa for 3 nights in Feb 2024. It is a true hidden gem tucked away on a quiet side street. The building is a historic residence from the late 1800's converted to a boutique hotel. There are no signs from the outside and no numbers on the room doors, and with many quiet sitting areas throughout the hotel, you have the impression of staying in a private home rather than a hotel. The included breakfast served in the courtyard is delicious and has a variety of choices. The location is excellent with many restaurants and shops within walking distance. Don't miss the Tuesday street market! The only thing we didn't like was that the beds were extremely firm. I am used to a softer mattress so it was difficult for us to get a good night's sleep. This is a matter of personal preference so not everyone may find this to be an issue.

Highly disappointed by this hotel. To start, the rooms on the first floor either have their windows tainted (for security reasons) or open straight into the courtyard/restaurant. In both cases, those windows do not function as windows. Also, the bathtub in our room did not drain properly, and he took the water several minutes to completely drain after each shower. They were also doing construction as well as landscaping work - very loud - and during the weekend. In addition, the walls are very thin - we heard anyone walking upstairs and downstairs - was very hard to sleep. Moreover, there was constant last coming from the bathroom - day and night - as the door was made partially from glass, and the bathroom window didn’t have shades. Lastly, we asked to change the trashcans, and the response was “only once a day around noon - when housekeeping comes.” Given the nightly rate the hotel charges, we would expect a higher level of service. The only good thing about the hotel is the location. We have stayed in many boutique hotels around the world, and honestly, this was our worst experience. NOT recommended.

Second time staying at HVC. Love the ambiance, the people and our room. With lovely included breakfast with perfect choices. Two years ago our room was upstairs and we loved the light. The first floor room was windowed and wonderful. It’s a quiet neighborhood and the wonderful garden and restaurant space is perfect for a mezcalina or glass of Cabernet Syrah with some delish guacamole and tortilla chips after thousands of steps seeing the art and eating the food here. The hood has fine high end dining cause it’s CDMX and Condessa with Lardo, La Capital, Rosetta, just to name a few. Condessa is fun to walk and the staff easily had a taxi pick us up for the airport. Very early.

We absolutely loved our stay at Hotel Villa Condesa. The villa was beautiful and on a quiet tree-lined street in Condesa - great location and easy walking distance to many restaurants, Parque Espana and Parque Mexico. Beautiful courtyard and lots of charming public spaces within the property. We stayed in Room 7 - on the 2nd floor that had many large windows looking out to the street (although it was always super quiet on this street), and had a small private balcony. The large room was furnished with lots of lovely touches, very tall ceilings, lots of light, beautiful furniture. The hotel is small ( I think maybe only 9 rooms?) and just for adults. The only negatives were: the bed was a bit too firm, and I would suggest they expand the toiletries to include conditioner. Really loved our stay here. Highly recommend.

This hotel is really more of a B&B with rooms centered around a living area upstairs and down. They have a lovely enclosed patio where a complimentary breakfast is served off a menu. They also serve a very reasonably priced and tasty dinner there. Hector was very welcoming and someone was available to help 24 hours/day. The room was fine, the best part being a covered balcony with a sofa and chairs. The WiFi wasn’t working in our room as they were waiting for a new modem so that was disappointing but I could go downstairs to the lounge area if necessary. Our biggest gripe was that the bathroom door wouldn’t close without a loud noise which kept my husband and I up at various times in the nights. Also, the bed was very hard. I’m confident that with this feedback the hotel will take care of the door problem. For the cost, this hotel is a good option and ideally situated in a great part of town.

Our stay at the Villa Condesa was a highlight of our busy week in CDMX. We enjoyed a delicious breakfast on the enclosed patio and the service was excellent. The rooms were very comfortable and clean. There were several sitting areas to enjoy aside from the rooms. The staff were all extremely helpful, before and during our stay, especially Héctor, who went above and beyond answering our questions and making helpful suggestions to enhance our visit. Highly recommend this gem of a hotel.

Loved the hotel, old house converted to hotel 15 years ago. Two of three rooms had outdoor sitting area. Security good and morning breakfast area pleasant, food good. Good location plenty of places to eat within walking distance. Walked to park several times.

This is a beautiful boutique hotel with the feel of a bed and breakfast on the border of La Condesa and Roma Norte colonias. The neighborhood is beautiful; old, leafy, and bohemian with great restaurants and parks within walking distance. The hotel is nicely decorated, with a comfortable, relaxed, lived-in feel to it. There are only a few rooms. Breakfast is included and there is a restaurant that serves drinks and dinner. The staff were very kind and hospitable. I would definitely recommend it if you want to get away from the busy, corporate feel of the fancier hotels. This place definitely has character.

Through all seasons for over six years, we've been staying at Villa Condesa, and its charm, excellence and consistency are remarkable. Actually, the kitchen and menu variety seem to have expanded. The courtyard is placid and lovely with tropical plants, The patio and indoor seating areas are inviting and soothing, the neighborhood is quiet and safe. The rooms are quiet. Hector and his team are first-rate. They arranged an excellent bilingual driver to take us on a day trip to Tasco; they found a doctor for an ailing friend who was visiting; they've upgraded our room when we've requested. They are always available.

This is a beautiful boutique hotel, which I can easily recommend. The rooms have everything needed for your comfort. The beds and pillows are very comfortable, and the TV provides Netflix and some English language channels. We had a beautiful terrace off our bedroom with 2 couches, a chair, and table. Breakfast everyday was a treat with delicious selections. The service was exceptional, including housekeeping, food service, and Hector, our host. The location is wonderful, within walking distance of many restaurants, shopping mall, and hop on, hop off bus. I would definitely return to Villa Condesa.
