There are some times in life that you want to live a dream beyond your every day routine. Such an experience was our accommodation in this stunning and luxury resort, 3 Aktes.
Our suites was completely equipped with all kind of luxuries we could ever want for our vacation: resting beds, cool air-condition, soft pillows, reviving shower, wonderfull view from above and so more.
In the pool bar the owner, Vasiliki, was very helpful, modest and kind, ready to help us in every way that she could.
The pool was perfect, with amazing view towards the sea.
Above all, an amazing experience which we are sure any guest will love.

I found a very beautiful, well-kept facility in a beautiful area and was well looked after by the hostess and her team. Everything was very clean and well-kept. The breakfast was also very tasty. I found it to be the perfect place to unwind and felt very comfortable there. This newly built hotel is in a great location, just a few meters away from the best beach of Sivota area which for us was Ag. Paraskeyi! The business is family run by a german speaking greek family which is very polite and helpful. Rooms are really spacious and get cleaned every day (we stayed in a standard room of around 25 sq. metres). The view from our balcony was so relaxing that we could not miss the sunset any evening of our stay. The only thing that needs some improvement is breakfast which was not bad but farely basic for the standards of the hotel. Overall the people and and the place were great so I would recommend it to my friends!

Careful construction, large rooms, clean, quiet complex. Very close to 3 beaches. One of them is unorganized. The second is organized (with sunbeds that are almost one on top of the other) with clear water, but with big rocks at the bottom. The third and best one is very crowded in July and August . Among the cons, I have to mention the indifferent to cold behavior we encountered (because we stayed for a few days? Maybe.). The internet is almost non-existent and the pool is average. Breakfast is not included in the price (a big disadvantage). The bathroom is large but with a very small shower. Small wash basin and minimal personal hygiene items. Only the rooms on the first floor have a view that is worth it. For the evening you definitely need a car either for Sivota or Perdika. (10-15 minutes driving on a road without lighting, unmarked). The overall package didn't disappoint us but it didn't excite us either!!!

We believe the location is fantastic!!!!! Agia Paraskeyi has clean waters, because of water springs. That' s the reason water is a bit cold at the beginning of summer. But the small green island gives a very nice view while in sunbed, kids plays without fear in the sand beach, and you can rent any kind of water bicycles-canoes etc, It has a very nice small temple and it's close to a nice village were night life is really good with bars, restaurants and local events.
Sea is always always very calm and is great for swimming. Also it's excellent for small children 3 Aktes is very close to the beach. We were going wearing our swimming suits and only. It seams that the beach is only for you, especially if you wake up morning and goes before breakfast.
The room we had was new and large with a small kitchennet and a nice balcony, although we didn't have panoramic view.
Breakfast was very poor.... As we get in and seeing this brand new hotel with the swimming pool, the warm welcome, and the outdoor living, (plus the parking) we expected a respecful greek breakfast. But it was a big disappointing. The only thing that spoils the impression. Even worse that the area is famous for feta cheese, yogurt, fresh bread and the fresh fruits and vegetables.(Forget the epirous pies) How's that difficult?????

My family and I stayed there for 8 nights during August and I can definitely confirm that 3 aktes exceeded our expectations. 3 aktes is situated within 4 minutes walking distance from Agia Paraskevi beach and 8 minute drive from either Syvota or the beautiful village of Perdika. It is an excellent selection as you are situated in a close distance to all local attractions but you avoid the overcrowded Syvota with its really hot climate and on the same time you have a spacious balcony with a stunning view. The room was exactly as it is shown on their website , elegant spacious with modern furnitures and very clean. The breakfast buffet was a big surprise. It was carefully prepared with a large variety of things to choose from a variety of jams, fresh fruits , pastries,different local pies each day, eggs & sausages yogurt,salads, biscuits and many more. The restaurant itself should definitely been visited even if you don't manage to stay at the place as it has excellent cuisine. It is one of the best restaurants we have ever been. The dishes are prepared with fresh ingredients and are extremely tasty. The people who run the place are putting a big effort to please their guests and they are always there to help and make your staying more enjoyable. Definitely a place to visit again.

We rent several rooms in this hotel for all the family and we're so glad we've found this place.The view is just perfect, you feel totally inside the mountain whereas the sea is at your feets, 3 minutes by walking.The little beach next to the hotel is very quiet and beautiful. The swimming pool overhang the wonderful view, and it's so relaxing to lay with a fresh ouzo next to it because the place is really quiet.You're just feeling in holidays!!! The hotel is very clean, rooms well designed, and spacious. a very high-quality bedding, you can sleep so well. The staff is very cool, and we were feeling like in the family.Special thanks to mickael for taking care of us so friendly.The only less is the breakfast which would need a better orange juice, a bread toaster and some more fruits. Thanks to all the team for this great journey I really recommend this hotel, we will come back for sure!!

I visited the hotel at the beginning of August. The premises are excellent, well-taken care of and details are what make it count. The double rooms are huge, they even have a dining table, kitchenette and a sofa, creating a small living room area. The choice regarding the furniture is very modern, and it creates and very cosy and romantic atmosphere at the same time. The sea view from the balconies is amazing and the food service really adequate. The variety of the food regarding breakfast is not that big but still it is enough. We had dinner and tasted some really gourmet dishes.
It is very close to the town of Sivota and Parga and a good location for those to go sightseeing. Would definitely recommend it and will probably visit it again :-)

Amazing location, overlooking the sea. Very quiet and clean. 3 beautiful beaches located nearby, where one can reach them on foot.

I have been there 1 week in August with my wife and daughter and I have to say that the room was big and clean, modern fornitures but above all over a very strategic position. It is just 100 meters far from the Agia Paraskaveli beach that is one of the most amazing beaches of the region. More over Syvota is just 5 km away so, having a car, you would take just 5 minutes to have a walk in the town or having food. I have never tried but the resort has a restaurant. Opinione from other travellers were good but I cannot guarantee..... If I would come back in Syvota I would surely come back here !
